sign. - Create a professional information sheet
highlighting the key selling points of your home
for prospective purchasers. - Prepare your individual marketing booklet to be
left in you home at all times.
3The Marketing Process

represent your home to the multiple listing
association. As a result, your home will be
exposed to every agent in your area and outside
of the area. -

a key box on the first day of the property being

public open houses periodically for agents and

We have our own Home page that we advertise on
along with the multiple internet advertising
which exposes your property all over the nation
and around the world. -

you my personal commitment that I will keep you
informed regarding the current market and the
marketing of your home. - I will verbally keep in touch with you at least
once a week as my work progresses for you. - I will provide a written report every 4-6 weeks
to fully inform you of all my work and the
marketing done on you behalf to that date as
needed.

- Qualify all purchasers to the best of my ability.
I keep abreast of all current financing programs.
- I will help the purchaser find the best financing
possible today. - Be present, When contacted, at any and all
earnest Money Agreement presentations.
6Closing the transaction
- Constantly keep you informed as to the progress
of your Earnest Money Agreement from the time of
signing until the close of your sale. - Escrow and Closing. I work hard to handle any
situation that may arise with mortgage bankers,
escrow agents, appraisers, underwriters,
inspectors, purchasers, and other agents during
the time of escrow up to the actual close of your
sale. - Go with you, if you so desire, to the signing of
your closing documents.
7COMPETITIVE MARKET ANALYSIS
- The purpose of this presentation is to establish
the current market value of your home. -
- The current market value simply means the
highest price the property will bring is exposed
for sale in the open market, allowing a
reasonable time to find a buyer, and neither
seller nor buyer being under unusual pressure to
act. -
- Real estate professionals know that homebuyers
(1) SHOP, (2) COMPARE, and (3) SELECT. Before
marketing your home, you deserve to know where
you stand. You benefit from our many years of
real estate experience in greater west and
eastside neighborhoods. We are able to accurately
estimate market value from analysis of (1)
recorded sales of comparable homes in your area,
and (2) current house inventory competing with
yours for a buyer. -
- Perhaps we will suggest little things you can do
to increase your homes market value. - But, after all, establishing market value is only
the first step to a sale. Selling your home is
our business for the highest possible price in
the shortest possible time. We know youll be
pleased with our efficiency and service, from
market analysis to closing the sale.
8KEY MARKET FACTS
- We are frequently asked how long it takes to sell
a home. There is no easy answer some homes sell
in just a few days, others may take several
months. Proper recognition of six key market
factors can give you a significant degree of
control over marketing time, however. - The six key factors that influence the marketing
of every property are - 1. LOCATION. The single factor with the
greatest effect on value is LOCATION. The
desirability and utility of being located within
a given neighborhood is basic to an individual
propertys fair market value. - 2. COMPETITION. Every buyer makes a
decision about which home to buy and how much it
is worth based on the choices available at the
time. The inventory of homes the buyer will
compare with yours is constantly changing, week
to week and month to month. We provide continuing
information on changes in competitive properties,
which may affect the sale of your home. - 3. TIMING. The TIMING is the condition of
the real estate market at the time of the sale.
It may be a sellers market or a buyers market.
Neither the seller nor his agent can change the
market condition at the time the property is for
sale. It must be accepted for what it is, and a
marketing strategy must be developed and
implemented accordingly. - 4. CONDITION. The CONDITION of the
property directly affects both the speed of the
sale and the price received. We advise our
clients on how to prepare their home for showing
in the most positive manner. We wont gloss over
physical defects and will make recommendations as
to how they may best be corrected. - 5. TERMS. The more TERMS available, the
broader the market, the quicker the sale, the
higher the price. We will make recommendations of
the most advantageous way to offer your home for
sale, structuring varying TERMS which meet your
objective. - 6. PRICE. If the product is not properly
PRICED, as sale may be delayed or even prevented.
We cannot properly represent or professionally
service listings that are overpriced. After
completing a comprehensive market study and
preparing a Competitive Market Analysis, we
assist in determining the best possible PRICE. - We will work with you to insure that the
CONDITION is right, the TERMS are right, - the PRICE is right, based on LOCATION,
COMPETITION and TIMING. - The proper balancing of these factors will
expedite your sale.
9Market Pyramid
- Pricing is based on partially on the expectation
of the time it takes to sell! - The top 1/3 of the pyramid takes from 90 days to
a year or more to sell. - The middle 1/3 of the pyramid takes from 30 days
to 90 days to sell. - And the bottom 1/3 of the pyramid usually takes
30 days or less to sell. - What are your expectations?
10Where Home Buyers Come From
- 64 of home-buyers work with Real-Estate Agents
-
- If your home is on a well traveled street and you
put a sign upyou might expect a 15 chance of
selling your home. -
- If you plan to advertise in different media once
or twice a month, expect that you will increase
your chances of selling your home another 8. -
- 13 of home-buyers come from other sources,such
as National Real Estate Referral systems, etc.
11SUGGESTIONS TO HELP SELLYOUR PROPERTY
-
- 1. First impressions are lasting! Tidy up
the grounds-porches-garage. Keep lawn trimmed and
edged. Make sure that your yard is clean of
refuse. Trim bushes and trees so that your home
is clearly visible from the street. - 2. Your front door gives a vital first
impression wile a REAL ESTATE AGENT and prospect
wait for you to answer the bell. Be sure it is
scrubbed clean or painted if necessary. - 3. Create a feeling of spaciousness.
Store all unneeded items to enlarge the room
sizes. - 4. If any decoration is needed (especially
kitchen) do it now! 100 worth of paint may
prevent 500 in a price cut. Bathrooms help sell
homes. Make this room sparkle. - 5. Keep all steps clear of hazards.
Repairs can make a big difference so have
plumbing, window, hardware, walls etc. in top
condition. When prospects see things that need
attention, they begin to worry about things they
cant see. - 6. Dont forget to have all light sockets
filled with bulbs. Illumination is like a welcome
sign. The potential buyers will feel a glowing
warmth when you turn on all you lights for an
inspection. During the day, open all the drapes
let in the natural light and show any view or
attractive outlook. - 7. Wash dishes, put away clothes,
straighten up newspapers, etc. Pack away all
seldom used items. Clutter will distract the
buyer from mentally moving into your home. - 8. Keep pets out of the way when showing.
(One type of prospect is annoyed-anothers
attention is diverted.) - 9. Avoid being present during inspections.
The potential buyer will feel like an intruder
and will hurry through the house. Do not allow
children to tag along on the visitors tour. - 10. Leave showing to the salesperson. It is
his/her business to sell he/she can lead up to
basic reactions alone better than with running
conversation help. The salesperson knows the
buyers requirements and can best emphasize the
features of your house. You will be called if
needed. - 11. Dont discuss anything concerning the
sale with the customer. Let your Circle Point
Homes Real Estate Inc. LLC Agent discuss price,
terms, possession, and other factors with the
customer. He/she is eminently qualified to bring
negotiations to a favorable conclusion. - 12. Never apologize for appearance. It only
accentuated or distracts. Let the salesperson
answer any objections-this is his/her job. - Never try to sell furniture to a customer before
the transaction is completed.
