Four sustainable projects a subdivision, new
house, renovation and a block of units They show
  • A saving of over 10,000/lot on utilities
    costs
  • Infrastructure costs 63,250 ie gt one
third cost of a house / Living gt 3000 (aircon)
  • Sustainable Infr costs 21,5000 / Living
    lt500
  • The barriers to efficient land housing
    development

The projects show (cont) Project 1 - New house -
An efficiently designed built 2-bedroom house
with study has
  • A bulding cost of 80,000
  • A utilities cost of 11000 for energy, water
    and sewage (on site systems)
  • Electricity water bills of lt300/annum for 2
    people
  • Costs include the sustainable energy, water and
    recycled water systems

Sustainable Renovation in Dense Urban Area

7
After the renovation, the house looks and works
the same as it did before otherwise it could not
be easily sold

What did not change?
  • Changes do not change the way the lights are
used, water is drunk, toilet is flushed
  • No training needed
  • Local plumbers electricians did the work
  • All products are available in Australia

9
What did it change? Water System
  • Catches rainwater from the roof
  • Stores it for drinking, cooking, showers,
    dishwashing hot water

Local trades install locally made products
The Smarfo gutter 15 months after it was
installed. The gutters are cleaned by the wind,
not the residents. It is an enclosed gutter
that excludes leaves and debris

Residential Unit Project
  • 32 two bedroom residential unit complex
  • Approval from Qld EPA local council
  • Project aimed at investor tourist market
  • 28 units sold off plan at prices x 3 that
    previously achieved

Michael Mobbs, Sustainable Projects Pty Ltd,

14
The Residential Unit Project (cont.)
  • All water harvested on-site, all sewage reused
    on site
  • No headworks charges
  • No water or sewage rates
  • On-site costs roughly equal headworks charges

Barriers to and facts about sustainable
infrastructure projects
  • Efficiently sustainably serviced land can
be provided for 30 less per lot than
    unsustainable land development costs
  • Educating council staff councillors,
negotiating red tape can increase approval
    times for sustainable subdivisions
  • Inefficient rules, design, construction
practices add over 30 to each subdivided lot

Barriers to affordable Housing
  • Unsustainable Council and Government water
    businesses monopolise water service
    infrastructure, community facilities
  • Government monopolies use rule-making powers
to prevent competition from private sector
  • Government monopolies are high water users and
    polluters of water and air
  • Inefficient design, pricing and construction
    practices inhibit sustainable housing

  • Sydney Water pumps water and sewage along its
20,000 kms of mains pipes using electricity.
  • On top of that, there's as much piping within
each of Sydney's 1 million house lots.
  • Each day Sydney consumes over 1,300 megalitres
of water, requiring 400,000kWh of electricity,
producing over 350 tonnes of greenhouse gas
emissions (BASIX does not count this
    government-made pollution, probably because its
written with the latest update of the ancient
computer script, He Who Writes the Program
    Controls the Drips).
  • Annually, this amounts to approximately 130,000
    tonnes.
  • If all households in Sydney harvested
rainwater, this figure would drop below 10,000
tonnes a 90 per cent reduction.
  • Mains water demand (and thus stormwater
run-off) would drop similarly by over 90 per
    cent.
  • Rainwater tank pumps use less energy and are
    more efficient.
