Our Findings
  • Whilst the stock has had ongoing expenditure it
    has suffered from a lack of sustained planned
    maintenance investment
  • Financial injection is now required to bring the
    properties up to modern standards

  • The roof coverings are generally sound now but
    many will need replacement during next 20 years.
  • Approximately 30 of the stock would benefit from
    the installation of double glazed windows.
  • Doors generally serviceable but of poor quality
    and not to secure standard

  • Most properties have some form of central heating
    although some require modernisation
  • Kitchens and bathrooms serviceable but often
    basic and would benefit from modernisation
  • Much of the stock requires the wiring upgraded
    within the next 15 years
  • Reasonable levels of Cavity and Roof insulation

Decent Homes Standard
  • ODPM Standard issued in 2001
  • All properties need to be made decent by 2010
  • A property is decent if
  • It meets the current statutory minimum standard
    for housing.
  • It is in a reasonable state of repair.
  • It has reasonably modern facilities and services.
  • It provides a reasonable degree of thermal
    comfort

  • The age profile of the stock is such that it is
    inevitable that greater expenditure will be
    required to the stock in the future.
  • The changing/increasing expectation of tenants
  • Mainly a traditionally built stock and problems
    that exist are generally surmountable

    asset management strategy/implementation
