Title: The Campus Plan and Phasing/Site Plan Issues
1The Campus Plan and Phasing/Site Plan Issues
2Will Contemporary Worship be accommodating to the
youth Wednesday night program meeting in the same
room?
- This question speaks to primary ownership of the
room décor. -
Will the space be designed for contemporary
worship that youth will be allowed to occupy or
will it be appropriate Youth designated space
which is used for worship on Sunday morning?
3Partitions placed at the second level of Phase 1
will not be conducive to future appropriate,
dedicated Youth Wednesday night space.
The Vision requirement of appropriate dedicated
space for youth ministry will be developed in a
later presentation. This phasing issue considers
planning for the space to eventually become
dedicated youth space. Decisions made about this
space in Phase 1 can limit the use of the room in
Phase 2.
4Per the International Building Code the Phase 1
building will require two means of egress.
- The plan currently has two means of egress but
they are included in the adjoining buildings.
A stairway will need to be built on the South end
of the Phase 1 Education Building in order to
meet the code requirements. This may change the
Worship center configuration and/or change the
site plan building extents for Phase 1.
5If Contemporary worship moves to the 3rd floor of
the Phase 1 building then a new elevator may be
required.
- The current elevator is small and would not
accommodate the assembly size the 3rd floor room
would hold.
The elevator could be placed at the South end of
the building with the stairwell. This would
incur further into the worship center or outside
the building extents of the site plan. This would
become the main entrance into the temporary
Worship space.
6The finish floor level of the Phase 1 building is
approximately 5-0 below existing grade level
and 9-0 below grade at the South Exit of the
building, which drops 4-0 into the future
Worship Center.
7Grade level change of 5-0 along Phase 1
building means
- Several of the exterior windows along Southern
part of East elevation are below ground - Additional grading would be necessary to lower
parking grade to match the site plan incurring
greater expense - Window well could be provided along this wall by
using a retaining wall similar to the existing
childrens area. This option would push parking
closer to the creek by the width of window well
thus changing the site plan - Interior West elevation of Phase 1 building would
have same issue unless the play area were
excavated to floor level incurring greater
expense to Phase 1. This would necessitate the
regrading of the current parking area South of
the play area. - Without regrading the play area water will be
sheet draining from the parking toward the
existing education building with no natural
outlet
8Grade level of 9-0 above finish floor along
Worship center building means
- Exterior windows of offices along East elevation
are below ground - Additional grading would be necessary to lower
parking grade to match the site plan incurring
greater expense - Pastors back exit is 9-0 below grade. In
order to provide this exit a retaining wall will
need to be placed next to the building which has
exit stairs up to grade. This wall would push
parking toward the creek changing the site plan. - A retaining wall for a window well can be placed
next to building along the offices which would
push the parking toward the creek and change the
site plan. - Handicap parking shown on site plan is on a slope
that does not meet ADA accessibility requirements
