  • Freehold if you have the freehold, means that
    you own the building, the land and the air above
    it.
  • Leasehold means that you own the building,
    but you have to pay ground rent.
  • Landlord the person or company that the
    tenant pays rent to.
  • Tenant the person who pays rent to the
    Landlord.

  • Deed a legal document that proves you have a
    freehold or leasehold.
  • Conveyance this means a transfer of
    ownership. It happens when someone sells a
    property to another person for money.
  • Licensor a person or organisation that allows
    people to use their property.
  • Licensee a person who is allowed to use a
    property but has no right of ownership.

  • RAD is a landlord, and Deaf Clubs are
    licensees. This means that RAD can
  • Ask Deaf Clubs members to contribute money for
    gas, electric, water, repairs, insurance etc
  • Hire out halls for bookings and
  • Use offices for RAD staff.
  • RAD does not have to ask Deaf Clubs for
    permission.

  • Pay RAD any money that Deaf Clubs and RAD agree
  • Provide and pay for insurance for bar equipment
    and stock
  • Consult with RAD if you want to use centre for
    anything that might affect RAD or other users of
    centre.

  • Comply with the law
  • Provide healthy, safe environment
  • Maintain good relations with neighbours, and
    encouraging deaf awareness among them
  • Make sure that centres are available for Deaf
    Clubs at the times agreed

  • Ensure that people who hire the centres respect
    that it is a centre for Deaf people
  • Be fair and reasonable with Deaf Clubs about
    financial arrangements
  • Provide and maintain fully furnished and equipped
    centre

    fixtures, fittings and furnishings (but not for
    bar equipment and stock)
  • Consult with Deaf Clubs regularly.

Conclusion
  • RAD exists for the users it serves, the Deaf
    Community. This includes the Deaf Clubs. RAD
    wants to work with you.
  • This means that RAD must respect your views, but
    you need to remember that the centres BELONG to
    RAD.
