- Chicago Drive/B-196 is a major transportation
corridor with the predominant land uses of car
lots and highway service businesses. Immediately
adjacent to the corridor is a portion of the
Macatawa Greenway Corridor. Challenges in this
area include access management both within the
corridor and to the corridor, highway design
character (intentional vs. accumulative vis-à-vis
curb and gutter, street lighting, corridor
landscaping, signage, building placement/character
, etc.), and defining a sense of Community
Entrance.

- Continuing west on Chicago Drive, this area is
one of transition from more wide open car
dealerships and highway interchange to the more
compact and constantly changing close-in highway
service uses that have traditionally served the
nearby residential community. This area backs up
to an environmentally sensitive Greenway corridor
to the north and a transitional residential
neighborhood and commercial businesses to the
south.

- The US-31 corridor through these areas
demonstrates the communitys older commercial
corridor, bisected by the limited access highway,
and shows some of the wear and tear of time and
challenges of needing to compete with the latest
wave of highway corridor development occurring
north of Felch Street. Opportunities for change
in this corridor are great as older commercial
businesses transition out. The challenge is how
to maximize existing investment while
transitioning the area for greater redevelopment
that better connects to surrounding
neighborhoods, land uses and nearby development
opportunities.

- Upon crossing Chicago Drive and the
Macatawa/Black River and Macatawa Greenway, the
emerging corridor commercial service and building
supply uses along Waverly Road are evident.
Underutilized commercial strip on local arterial
road (Lakewood Boulevard) with large vacant
pieces as a result of clean up projects that
still have some Brownfield characteristics.
Potential new access to Outlet Mall,
Environmental and Property access issues. Mall
feels it needs to improve its access. New
roadway completed recently improving access to
continually expanding highway commercial uses.
Second-generation highway commercial growth
included this commercial mall area, that
continues to exert a large regional influence.
Wal-Mart and Sams Club are primary businesses,
along with other national chain dining and
shopping establishments. View to west of rail
switching yard and Black River and back to
Chicago Drive.
