Staff Findings

• There is no EPD enforcement case associated with
  the subject property however, the seawall does
  not have a valid permit from EPD. This permit,
  once approved, will authorize the replacement of
  a 20-foot-long section of the seawall and the cap
  along the entire length of the wall. If and when
  future repairs to the seawall are required then
  the applicant will be required to submit a new
  site plan to EPD that includes the location of
  the repair(s), the installation of riprap, and
  additional native plantings (as needed) for staff
  approval. It is the intent that future repairs to
  the seawall could be authorized by EPD without a
  public hearing.
