- A large portion of every business property is
their parking lot. It is the first thing a
customer sees when approaching the business front

- Parking lot sealing is the process of re applying
the liquid tar binders back into the asphalt,
allowing the asphalt to remain flexible and
resistant to untimely deterioration. Once the
asphalt surface changes to a dull grey colour it
is a sign that the liquid tar has evaporated from
the surface, leaving only the aggregates (sand,
gravel and rocks). Without the tar, the asphalt
becomes susceptible to cracking, heaving and
potholing, all very costly and unsightly pavement
issues that would need to be addressed with
multiple services. Parking lot sealing is an
effective and relatively inexpensive service that
when added to a maintenance schedule can vastly
prolong the lifespan of the asphalt surface.
4Our Process
- The entire parking lot receives a full cleaning
service. High powered backpack blowers, mounted
blowers and commercial grade brooms are used to
remove all dirt and debris from the pavement
surface. Once everything has been removed, the
entire perimeter of the property is masked using
a commercial grade painters tape. This way, the
perimeter of the property remains free from all
sealant.
5- If the pavement requires any crack sealant
application, it would be completed at this time.
The entire asphalt surface is then sealed using
an asphalt emulsion sealer sourced directly from
Coco Paving. The sealer is applied in cross hatch
pattern allowing for a streak less, uniform
coating. Once the sealcoat has been completed,
the re-striping of lines would be carried out one
hour after curing. The property is then closed
off using caution-tape, keeping all vehicle and
pedestrian traffic off the surface until the
sealant has fully cured.
