Land Use
  • Land use is the human modification of natural
    environment into built environment.
  • Municipal land use Villages, cities, towns,
    boroughs, townships and counties are all governed
    by a set of designations assigned to particular
    parcels of land. Each designation, known as a
    parcels zoning, comes with a list of approved
    uses that can legally operate on the zoned
    parcel. These are found in a governments
    ordinances or zoning regulations.

  • Is the Community comfortable with the changes
    taking place in our current land use patterns?
  • If so, what about the current changes excite you?
  • If not, what about the current changes bother you?

What Should We Consider?
  • What are the communitys challenges?
  • What are the communitys assets?
  • How can we build upon our strengths, while
    addressing our weaknesses? How could we use land
    planning to address these both?

What Should We Consider?
  • When planning for recommendations to be included
    in the development of the future land use map,
    you would typically want to make recommendations
    to USE not to actual ZONING. For example, you
    would recommend that an area be set aside for
    residential uses because of proximity to parkland
    or a school, etc but you would not say that the
    land should be ZONED R-1-whatever.

What Do the Categories Mean?
  • Well, its not definitive, but something like.

PUDs are special uses and are generally enacted
for large developments that have need for
flexibility in zoning, and design.
