  • Are permits guaranteed and when? Are the
    politicians currently supporting the project
    going to be there next year?
  • What level of viability testing has been done?
    is there a local market for the product or is it
    a case of If we build it, they will come
    Where are the tenants for all this beautiful
    office space going to come from?

  • Is there broad community support for the project
    or are we going to be mired for years to come in
    objections, appeals to Councils of State,
    referrals to European Court etc, etc.
  • What, if any, is the credit rating of your City
    how are you (we) going to fund the physical and
    social infrastructure?
  • Will your standards of City Governance and
    administration allow you to deliver the
    integrated corporate approach to spatial
    planning, transport, tourism, housing, economic
    development, public spaces and community
    facilities that will be needed to successfully
    deliver the project

WHAT NEXT?
  • Cities will progressively move towards holistic
    urban sustainability frameworks which will
    integrate economic advantage with social and
    environmental wellbeing. Governance will be a
    brake but urban conflict and disruption/ division
    will politically accelerate this process
  • Sustainable urban management systems will start
    to inform smart projects and will be used to
    evaluate project proposals and investment
    strategies
  • The global credit squeeze will intensify and
    accelerate the shift in investor sentiment
    towards more sustainable projects risk
    evaluation is more than just financial.

  • Infrastructure funding and delivery, and City
    credit ratings will increase in importance.
    Structured finance will become more
    transparent/less complex due diligence
    standards?
  • Real opportunities will arise to form new dynamic
    partnerships to bring forward investment
    opportunities. Strong local partners will become
    more important and sustainability will be a key
    differentiator, attracting rather than repelling
    investment. Longer term thinking and
    relationships will prosper.
  • Glamour will always seduce but fitness for
    purpose will increasingly get the money
