  • University needed student housing open by the
    summer of 2007, started plans in summer 2005
  • Why precast was preferable?
  • Favorable costs compared to alternates
  • Improved job schedule, saved six months
  • Better insulation R-Value, R-12 vs. R-7.1
  • Reduced mold and mildew risks

Situation Analysis
  • What special needs did CarbonCast products
    fulfill?
  • The structural frame of the building was designed
    for brick veneer, so the precast panels had to
    stay below 60 psf. This was achieved with the use
    of C-Grid tying the two wythes together
  • An R-12 with continuous insulation was achieved
    with the C-Grid design. This allowed the
    mechanical system equipment to be down-sized,
    saving 700,000 in initial investment

Sales Process
  • How were you made aware of the project?
  • Hardin Constructions project manager called for
    help on a budget and schedule problem with the
    project. It originally was designed with a brick,
    metal stud wall system.
  • Competition
  • The primary competition was the alternate
    brick/stud wall system. Stucco was also
    considered. The contractor invited Gate Precast
    and Metromont to bid the precast alternate.
  • Describe the early meetings
  • Meetings were held at the architects office with
    all the design team present architect, engineer
    of record and the general contractor
  • How were decisions made?
  • The design team considered our proposal, then
    consulted with the owner before final decisions
    were made.

  • How were you able to influence decisions?
  • The C-Grid insulated wall panel offered better
    costs, faster schedule, better R-Value
  • What challenges were encountered?
  • The University was reluctant to try what it
    considered a new product on this project
  • How were challenges dealt with?
  • Engineering and test data were submitted and
    examples of finished project with C-Grid panels
    were reviewed

  • The biggest challenge was to convince the
    University to accept the C-Grid panel design
  • Solutions
  • Once the Owner realized the precast panel greatly
    reduced the risk of mold and mildew, the many
    other advantages of the C-Grid insulated wall
    panel were accepted and approved

Lessons Learned
  • What could have been done to make the process
    more effective?
  • Having more test data available initially
  • How could the process be improved?
  • The punched window opening used a wood block-out
    to terminate the insulation and provide a nail
    strip for the window attachment. A better way
    needs to be devised.
