Accomplishments
  • Produced very comprehensive detailed budget
    for 2005, and looked ahead to 2006.
  • Moved exterior painting to Reserve Fund to
    better assure future funding.
  • Reviewed Miller-Dodson Reserve Study and
    recommended many improvements and clarifications
    prior to Board acceptance of the study.
  • Incorporated into Reserve Fund projections and
    the 2005 budget the very complex contribution
    changeover from Fischer to The Landing.

The Big Picture
  • OLCUOA is financially sound.
  • Total OLCUOA assets on 31Dec04, including
    Reserve Fund, were 60,387and growing!
  • Unit Owner fees should be relatively stable for
    the foreseeable future. 
  • The Landing will be contributing 37.50, total
    PUPM, to Operating Budget Reserve Fund.
  • The Reserve Fund is out of Intensive Care and
    recuperating nicely!

Special Assessments
  • No Special Assessments are planned for 2005.
  • The 2004 Special Assessment restored the 2003
    Reserve Fund money used for Operating Expenses.

The Reserve Fund
  • Stood at 49,683 as of Dec. 31st, 2004and
    growing!
  • The Reserve Fund Contribution of 38.00/PUPM is
    far below the Reserve Study recommendation of
    75.08/PUPM (more about this later).
  • The Reserve Fund Contribution will likely
    increase somewhat in future years

  • 2005 Budget up 39 v. 2004, but Unit Owner fee
    is up only 25
  • without a Special Assessment!
  • Nothing left out of budget, everything was put
    into it.
  • Expense projections are as realistic as we can
    make them we hope we guessed high!
  • Exterior painting is still on schedule funded,
    but as a Reserve Fund item.
  • Snow removal was nearly tripled from 10K to 29K

Reserve Study
  • Conducted by Miller-Dodson Associates, a
    professional reserve fund management
    organization.
  • Purpose of study was to
  • thoroughly inventory capital items
  • determine replacement schedule costs (25 years)
  • recommend funding level and replacement plan
  • We now know what has to be replaced, when and at
    what cost (in todays dollars).
  • Reserve study will be repeated every 3-4 years.
  • It is a reasonable but not perfect road map.

    clubhouse
  • A separate bank account has been set up for the
    clubhouse for the purpose of collection of rental
    fees and provision of clubhouse equipment
  • Work is being done to prepare the room off the
    entryway for better use.
