Title: The REMAPS System

1
The REMAPS System
  • A product of the REMAPS Real Estate Services
    Corporation

2
Public User
  • Users access the web site at http//remaps.net or
    http//remaps.info
  • A map of the State of Florida is displayed and a
search engine with a drop-down menu requesting a
    county name is shown.
  • Users are also afforded the opportunity to log in
with a user name and password from this page.

3
Public User (continued)
  • The following slides, while not exactly
demonstrating the appearance of the working
ArcIMS site, are presented to give an idea of the
    concept of the REMAPS System.

Public User (continued)
  • The generic, Public REMAPS GIS Map contains the
    following elements
  • Parcel Map
  • Highways
  • Water Bodies and Water Courses
  • Railroads
  • County Boundaries
  • City Limits

11
Public User (continued)
  • If the user chooses to enter the public portal,
the desired county is displayed in its entirety.
  • The user is given the opportunity to choose
properties for sale from within a specified price
    range.
  • After the price range is selected, the user may
also narrow the search by specifying the type of
property being sought (residential, commercial or
    industrial).

12
Public User (continued)
  • Once the preliminary selections have been made,
the system lights up all parcels in the selected
county which meet the selection criteria.
  • The user can then zoom into neighborhoods of
interest and view all of the properties for sale.

13
Public User (continued)
  • Once the user has found a property in which he or
she is interested, the user can then click on
that property and the system displays a small
portion of the standard demographic data from the
12-B-8 information which has been abbreviated
    into a unified schema.
  • At this point, the screen displays a button
labeled More Information. When the user presses
this button, the System registers a Hit for
that parcel and the name of the listing agent and
the listing agents company is shown together
    with more complete demographic data.

14
Public User (continued)
  • The information described above is displayed in a
window that can be printed out with a Print
    button.
  • The window also shows a Request More
Information button that will allow for the user
    to contact the listing agent.
  • When the Request More Information button is
    pressed, a Super-Hit is logged.

15
Public User (continued)
  • For Super-Hits the user is then given the
opportunity to provide the following information
which is then made available to the listing agent
via the REMAPS System Lead Board
  • Name
  • Address
  • City
  • State
  • Zip
  • Phone number
  • Email address

16
Public User (continued)
  • If the user fails to provide at least a telephone
number or email address this is considered to be
a Blind Hit and does not create a Super-Hit.
  • A Super-Hit generates the following actions
  • The owner of the property under consideration is
    sent a notification email
  • The listing agent is notified by email and/or
cell phone text messaging that the Hit has
    occurred and
  • The data given by the user for the Super-Hit is
posted on the REMAPS Lead Board at the address of
    the listing agent.

17
Summary for Public Users
  • REMAPS is paid on a Per-Hit basis therefore,
these Hits are registered in a database and the
listing agent is billed for the Hits and
    Super-Hits.
  • This concludes the Public User section.

18
Introduction to the Registered User Section
Listing Parcels
  • The Registered User REMAPS GIS Map contains all
of the data elements of the generic, REMAPS GIS
    Map.
  • Registered user enters information about each
    property to be listed.
  • There is no charge for entering listings.
  • After logging in with a user name and password,
the user clicks on the property to be listed.

19
Introduction (continued)
  • If the Registered User cannot find the desired
property, a search engine will be provided to
allow the Registered User to find the property by
    its parcel number.
  • On the listing page a check box is available that
species whether or not the person making the
listing is willing to pay a commission to real
estate agents who sell the property.

20
Introduction (continued)
  • The system mines the parcel number and other data
from the 12-B-8 information associated with the
    parcel map.
  • After the system returns the data on the property
of choice, the user is prompted to complete the
fact sheet as shown on the following slides.
  • Note The following slides do not call for the
Owners phone number email address, each of
    which should be added.

Registered User (continued) Retrieving Parcel
Information
  • The registered user has access to all of the
REMAPS demographic attributes available in the
current Phase (software version) in use at that
    time.
  • Phase One is described to contain the following
    attributes

30
Registered User (continued)
  • Phase One Demographic Attributes

31
Registered User (continued)
  • Each registered user is assigned a user name and
    password.
  • The user name and password can be used to
retrieve information from the REMAPS Lead Board
    for that user.
  • At this point, the user has the option via a
Check Box to select to use or not to use the
REMAPS Lead Board (since leads on the Lead Board
cost 1.00 each, some users may elect not to use
    the Lead Board).

32
Introduction (continued)
  • At the Public User level all parcels are
displayed which fall within the search
criteria's, even those for which the person
listing the parcel is not willing to pay a
    commission.
  • Later, however, when the Registered User is
viewing the listing for that parcel, if the
person making the listing is not willing to pay a
commission to the selling agent then the parcel
    is not displayed.

33
Registered User (continued)
  • Registered users are eligible to receive
commissions as outlined in the Business Model
herein below for enrolling other registered users
    and developers.
  • Registered users are also provided with a Print
button with which to print out parcel attributes.

34
Registered User (continued)
  • This concludes the section on the registered
    REMAPS user.

35
The REMAPS Business Model.
  • At all times, registered users are charged per
Hit on their credit card for each Hit as
    described above.
  • Hit charges for each listing stops after forty
    (40) Hits on that listing.

36
The REMAPS Business Model (continued).
  • Super-Hits are charged an additional fee with
    no limit on Super-Hit charges.
  • Registered Users will be given the opportunity to
use or not to use the REMAPS Lead Board.
  • The REMAPS Lead Board service is free to
Registered Users who elect to use it when
    registering (or signing up later).

37
The REMAPS Business Model (continued).
  • Registered users (the Enroller) may enroll
other registered users (the Enrollee) and each
such Enroller will receive a commission of 20
(twenty and 00/100 percent) of all Monthly Fees
collected by REMAPS from any such Enrollee.
  • The above commissions will be deposited into the
credit card account of the affected Enroller.

38
The REMAPS Business Model (continued).
  • Additionally, REMAPS will provide a Per-Hit
service for developers (the Developer Service).
  • This service will show subscribing developments
in their entirety based on the parcel numbers of
    such developments.
  • Developers will pay a Monthly Fee for the
Developer Service by credit card, in advance.

39
The REMAPS Business Model (continued).
  • In addition to the Monthly Fee paid by the
developer for the Developer Service, the
developer will also pay a Per-Hit charge for
    ALL Hits on their development.
  • ALL Super-Hits for the Developer Service will
be directed to the developers web site as well
as to the REMAPS Lead Board.

40
The REMAPS Business Model (continued).
  • When a Super-Hit is generated on the Developer
Service the user will be given an opportunity to
give their user name on the information window in
order for a referral fee to be paid to them, if
such registered user is a current user and such
    fees are applicable.
  • The notification on the REMAPS Lead Board will
use the referring user name to identify the
referring registered user by name, address, phone
number and email to the developer.

41
The REMAPS Business Model (continued).
  • As with all other registered users, developers
will be notified about any Super-Hits by text
message on their cell phones and/or email.
  • Developers credit cards will be drafted for all
    Hit and Super-Hit charges.

42
