3The following slides show pictures of a situation
that my landlord (Slumlord) created in order to
get us to move out of our apartment after living
there for over 35 years. He was only supposed to
replace a bathtub that had been leaking for some
time. We lived in perfect harmony for about 24
years with my wonderful old landlady until the
slumlord bought the property. The bathtub
replacement proved to be a living nightmare.
Every piece of furniture was covered with a deep
layer of dust. Most of our clothing in the
closets were in the same condition and some
articles of clothing were ruined. There was
absolutely no dust control and zero respect for
good tenants. My wife found it almost impossible
to breathe. At one point I was very close to
taking her to Emergency Hospital, But with the
aid of safety masks we managed to survive. At one
point a large mirror in the second bathroom fell
on me. Thank God that I saw it coming off the
wall and caught it with both hands before it hit
me on my head. The mirror had been come loose
from the wall due to heavy hammering on the wall
behind it. Once again, no safety precautions had
been made. The whole apartment was a complete
disaster and we are absolutely certain that all
of this awful mess was to force us out and move a
relative or friend in at an increased rent. We
had endured eight years or slightly more of pure
hell under this slumlord. At great expense to my
family plus the awful stress we decided to just
pack up and leave. I might add that at the time I
was 74 years old and this was not a time to be
homeless. After 17 days in motels we finally
found a new place to live. We shall never forget
the most awful and disgusting experience, that we
certainly did not deserve. The suffering under
this slumlord was indescribable. Slide 4 and some
of the slides after it will show the conditions
of this apartment. Under the ownership of the old
landlady, repairs had always been completed and
the whole complex was neat and tidy. Also I had
only one rent increase in 24 years. We really had
been wonderful tenants.
4Please view the following slides and observe the
condition of what was once a very nice apartment
unit and also a nice place to live. We do have
photos of the apartment when it was in very good
condition, but they will not be shown here since
my purpose is to show what can happen to a place
when a Slumlord takes over. If you are planning
to rent, please do your homework. Check out the
owner of the property and make certain that you
visit websites that are most informative
concerning tenants rights. There is tons of
information out there, that of course lists
Landlords rights. Remember that there are also
Tenants from (Hell). Never allow yourself to
suffer like we did. As far as government
assisting you, do not rely on this. You may be
lucky but we were not. Even at my age of 74 we
failed to get any help whatsoever. If this does
happen to you we hope that you will have better
results in obtaining assistance, but beware, most
of the time you will be on your own. The best way
to prevent suffering under the hands and feet of
a slumlord, (Yes they step on you and kick you
when you are down) is to become educated and if
you should be unfortunate to be placed in a
difficult and miserable situation such as the one
that we were subjected to, then fight back with
all of your might and resources that you have
learned by doing your homework. Please view all
of the following slides and we are sure that like
ourselves you will be disgusted, but the positive
side of this is like the old saying or expression
To be forewarned is to be forearmed. Please
remember the purpose of this slide show is not to
put down good landlords but to expose bad ones.

6The picture above is an example of the condition
that the remodel person left the bathroom in,
plus almost all other locations in the apartment.
It will give you some idea of how unskilled
workers operate and the disgusting condition that
they leave most if not all of the areas in which
they work.
7The above is how the kitchen ceiling looked after
about two years when the slumlord took over the
property. Most of the ceilings in the apartment
were similar with at least eleven roof leaks. The
slumlords idea of how to fix leaks was to climb
in to the attic on a damaged ladder and slide a
piece of sheet metal between the shingles from
the underside and where light could be detected.
Naturally this quick fix only lasted for a while
until the water found its new path of destruction
8Bathroom floor, rotted, mildewed and unfit for
habitation. Thanks to our slumlord. The linoleum
was rolled back and left as is before we vacated
the apartment. If this picture reflects something
that your rented apartment or house looks like,
take lots of photographs before you move out.
9The rear yard of the apartments. Before the
slumlord took over the property, we had a nice
outdoor BBQ area with chairs and a large
umbrella. This was a great area to have visitors
from out of town. Just take a look at the dump
they converted a nice place in to. Makes you sick
does it not? Once again, remember to take lots of
photos before you move out.
10The stairway to the stars. Well not really. It
was the unsafe stairway to our badly neglected
apartment. Some of the problems were mold, most
likely toxic mold throughout the unit, plus
closet doors that came off the runners and fell
down on the bedroom floor. One door actually hit
me in the head. The lack of repairs and the
disgraceful condition of the apartment cannot be
described or viewed by just a few slides.
11- This area is typical of the type of side or rear
yard that a slumlord would have for his tenants.
This area before was clean and neat plus the
concrete section was a nice picnic/BBQ area with
tables and chairs. That was before the slumlord
took over the property. Take a good look at this
junk and filth
12- Bathroom remodel, with slumlord planning to force
us out from our home of 35 years. This all
started as a simple bathtub replacement. The
slumlord lied to us. There was no dust control
what so ever. Our clothing and some furniture was
ruined. My wife came very close to being taken to
an emergency hospital. If not for the breathing
masks, it would have happened. Do not ever place
yourself in this position. Do not trust a
slumlord.
13- Above is a view of one ceiling area. We had
eleven roof leaks total. We had asked the
slumlord many time to fix the leaks but to no
avail. The view above is a representation of how
some of the ceilings looked when we moved out.

disgusting manner in which a slumlord may treat

14- Bathroom remodel continued. The person who worked
on the bathroom remodel even got very angry when
things were not going right. He rushed through
our living room lots of time whist trailing dust
and dirt all over the place. He also shouted and
banged around in the bathroom. It was most
disturbing to my family. He did apologize later,
but it was too late. I had banned them from
entering my home forever. Later we moved out.
15- Once again the debris was just dumped out of the
bathroom window. Almost certainly after the
rubbish had piled high, it would be just pushed
to one side and left there for years to come.
Remember! I must keep reminding you to take lots
of pictures and keep up your diary each day. - This record will hold up for you in a court of
law.
16- The bathtub shown here was the old one. The patch
job around the water release handle was a very
poor attempt much earlier on to fix a leaking
rusting tub. The replacement gave the slumlord a
good opportunity to force us out and replace us
with a family member or friend at a much higher
rent, even though we were paying 1,000 plus per
month and always on time.
17- This view is over the food preparation area and
next to the dining room section. It is not too
nice to have plaster, old paint and lime plus
mold falling in to your food. If this looks like
your ceiling, contact the Health Department, Code
Enforcement of your city and the Department of
Building Safety
18- More great views for you to look at. Top left is
a photo of Northeast bathroom. Top right is the
old tub - left just where it lays. Bottom left shows mold
under carpets. Bottom right shows one of the
ceiling leaks.
19- Another view of the side yard and to the right
shows the condition of the roof. The roof was
shake shingle 35 years old with rotting and loose
shingles. Lots of light could be observed from
the attic and of course lots of rain came in. The
slumlord had eight years to fix this but did
nothing.
