WHICH ALLOWED THE EXISTING CLASSROOM BUILDING TO
REMAIN IN OPERATION DURING CONSTRUCTION. AS A
RESULT, THE FOLLOWING TWO (2) VARIATIONS OF
OPTION 1 ARE BEING PRESENTED HEREWITH ALONG
WITH ASSOCIATE PROS AND CONS FOR EACH.
3- PROS
- ALLOWS EXISTING CLASSROOM BUILDING TO REMAIN
DURING CONSTRUCTION - ALLOWS FELLOWSHIP HALL TO REMAIN
- ALLOWS FLEXIBILITY AS FUTURE BUILDINGS COM
ON-LINE - PRESERVES PERIMETER TREES
- ALLOWS SHARED DROP-OFF
- WAYFINDING IMPROVED
- PARKING IS EVENLY DISTRIBUTED
- PHASE 1 BUILDING FOOT PRINT IS MAXIMIZED, WHICH
REDUCED CONSTRUCTION COST AND REDUCES ENGERGY
CONSUMPTION. - FOOT PRINT MAXIMIZES ADDITIONAL AVAILABLE LAND
- PLAYGROUND COULD BE LOCATED BELOW TREES CANOPY AT
SOUTHEAST CORNER OF PROPERTY UNTIL FUTURE WORSHIP
CENTER IS BUILT. - ALLOWS THE MAJORITY OF TREES IN SOUTHEAST CORNER
OF THE SITE TO REMAIN IN PHASE 1.
OPTION 1A
DASHED RED OUTLINE INDICATES EXTENT OF TWO STORY
PHASE 1
VEHICLE DROP-OFF
PLAY GROUND
- CONS
- LIMITED TREE REMOVAL (HOWEVER, ONLY TWO (2) MORE
THAN OPTION 1B).
4- PROS
- ELIMINATES THE POSSIBILITY OF BUILDING A NEW
WORSHIP CENTER AT THE SOUTH EAST CORNER (FACING
DOWNTOWN) IN THE FUTURE. - INCREASES BUILDING COST AND INCREASES ENERGY
USAGE DUE TO MAXIMIZING PERIMETER WALL / BUILDING
ENVELOPE. - ALLOWS A MAXIMUM OF TWO (2) ADDITIONAL TREES
(MORE THAN OPTION 1A) TO REMAIN - ALLOWS FELLOWSHIP HALL TO REMAIN
- DOES NOT ALLOW FLEXIBILITY FOR FUTURE MASTER
PLANNING OPTIONS. - FOOT PRINT MINIMIZES ADDITIONAL AVAILABLE LAND
FOR FUTURE DEVELOPMENT
OPTION 1B
VEHICLE DROP-OFF
PLAY GROUND
DASHED RED OUTLINE INDICATES EXTENT OF TWO STORY
PHASE 1
- CONS
- LOCATES THE PLAYGROUND AT THE FRONT DOOR ADJACENT
TO THE MAIN DROP-OFF - VEHICULAR DROP-OFF IS FARTHER FROM THE WORSHIP
CENTER - LIMITED TREE REMOVAL

PROGRAMMATIC REQUIREMENTS. - FOR THAT REASON, IT IS NOT A FEASIBLE OPTION.
- ADDITIONALLY, REQUIRES A VARIANCE FROM THE
INTERNATIONAL BUILDING COSDE DUE TO LESS THAN
MINIMAL PROXIMITY TO EXISTING BUILDING. - COST OF CONSTRUCTION IS IMPACTED DUE TO PROXIMITY
TO EXISTING BUILDING AND LIMITED WORK AREA.
