Junius Heights

• Junius Heights is located 3 miles east of the
  Dallas central business district and is referred
  to in the vernacular as Old East Dallas.
• It was developed with the expansion of the Dallas
  Consolidated Street Railway Company, and as
  significant growth occurred, this demonstrated
  the close relationship between Dallas real estate
  speculation and the development of local
  transportation networks.

• Junius Heights is made up of 16 residential
  additions platted between 1903 1922.
• The period of significance is 1903 - 1930

• The earliest houses are reported being built in
  1908
• 92 houses were listed in JH in the 1911 Worleys
  Dallas City Directory.
• At least 37 of those original houses are still
  present in the neighborhood

John Calhoun Funderburk (seen on the left) was an
early motorman for the first Junius Heights
streetcar line.

Junius Heights

• John Funderburk was from Wills Point, TX, and a
  member of the Company B in the 32nd Infantry of
  the U.S. Volunteers, which fought in the
  Spanish-American War.
• The 32nd Infantry was organized in 1899, and were
  sent to the Philippines, Balanga, Bataan
  Providence, where they made long tiresome
  marches over the mountains and through the
  swamps.
• John survived the war, and in 1915 purchased a
  house at 5727 Victor where he remained through
  the 40s with his wife Sweetie and their children
  Ruth Marie and Clyde.

Junius Heights

• Junius Heights was a modest neighborhood.
• Most houses are listed as 5 to 8 room frame
  cottages or houses.
• Most houses were constructed were generally
  valued between 1,500 and 3,000, which was
  substantially less than neighboring communities.
• 5537 Worth (shown on the left) was constructed as
  a 7-room frame cottage for 1,450 in 1911.
• In the same year, 5500 Tremont St. (shown on the
  right) was constructed as 8-room frame house for
  3,350.

• Junius Heights has a high number of commercial
  properties that are in the original neighborhood.
• There were at least 16 original duplexes and
  apartment buildings according to the 1922 Sanborn
  maps.
• All of the above houses are original duplexes or
  apartments.

• The history of Junius Heights is intertwined with
  the development of the neighboring communities
  many JH developers were hoping to profit from the
  real estate boom in nearby Munger Place.
• The major plat of Junius Heights was annexed into
  the City of Dallas in 1910.

• 25 of the contributing structures are considered
  compatible structures, which means they represent
  good examples of their styles, but are not one of
  the dominant architectural styles in the
  district.
• 10 of the non contributing properties are vacant
  lots

• Each structured was also evaluated on its
  integrity. If the original owner came back to the
  house, would they think it looked the same or
  significantly different?
• Houses were graded in terms of high, high/medium,
  medium, low/medium, and low levels of integrity.
• With the above house, One can see that original
  details, windows, and front façade of the house
  remain similar, and the house is in good
  condition. This house would be a high integrity
  structure.
