COMMISSION RECOMMENDATION

• The Commission voted 5-0 (Martzke, Corey, Brofer,
  Reeves Kuttner) to forward a recommendation
  subject to the following conditions
• Prior to final plat approval
• Compliance with remaining Highway and Floodplain
  and Assessor comments
• Entering into a delayed agreement for future
  improvements to Buffalo Soldier Trail
• Obtaining a waiver from the County Engineer for
  Hydrology and Hydraulic reports to be submitted
  for individual lots prior to permit issuance.
• Add a final plat note A Hydrology and Hydraulic
  report to be submitted for each lot at the time
  of building permit submittal. No increase in
  volume and velocity for the 100 year frequency
  storm is permitted.
• Depict on the final plat an 89 foot setback from
  the channel bank of the wash running along the
  northern boundary.
• As part of final plat review provide an accurate
  cross-section of the existing roadway that
  crosses the site including the location of the
  power poles.
• Remove the 20 foot setback from the final plat or
  obtain a variance before final plat approval.
• Obtain a Letter of Commitment to Serve from the
  Pueblo Del Sol water company and so note on the
  final plat.

Recommended Motion

• Mr. Chairman, I move to approve the Trails End
  Commercial Subdivision Tentative plat subject to
  the conditions listed in the Executive Summary.
