Infrared Thermography
  • ThermoPhoto Inc. Infrared Inspections represent
  • a break through approach to residential building
  • upkeep and safety.
  • Thermographic investigations are scientific
    factual
  • surveys of current conditions. With a candid
  • analysis of your property, you will be able to
  • make informed decisions to correct problems
  • before they become hazardous or a financial
  • burden.

3
Who We Are
  • Our thermographers are highly trained and
    certified
  • by the Infrared Training Centre (ITC). They are
  • trained in radiation science, thermal science,
  • inspection routines, analysis techniques, camera
  • handling and diverse applications of the
    technology.
  • Our operators have an extensive understanding of
  • heat, temperature, and heat transfer which aids
    in
  • the analysis of the thermal images produced by
    the
  • highly specialized thermal imaging camera.
  • It takes significant skill to execute a thermal
    scan,
  • analyze the thermogram produced, and provide the
  • client with a diagnosis and recommended course of
  • corrective action.

4
What we inspect for
  • Air leaks in the building envelope (energy
    saving)
  • Identify presence of moisture that leads to mold
    and mildew damage (prevent illness)
  • Identify potential electrical fire hazards (life
    saving)
  • Roof damage, Replace? or, Repair? (money saving)
  • Pest and rodent identification of insects inside
building envelope (termites, boring bees, wasps,
    etc.)
  • Find foundation leakage with non-destructive
    methods (money saving)
  • Overall thermal condition assessment of the
    residence

The Building Envelope
6
Building Envelope Inspections
  • Scope
  • Identify and inspect Structure type, Insulation
    specifications, Vapor barrier and Pinpoint
    Anomalies
  • Type and thickness of insulation.
  • Insulation R value.
  • Missing or misplaced insulation.
  • Identify presence of moisture that leads to mold
    and mildew damage
  • Thermal envelope problems.
  • locate structural components in masonry
    buildings.
  • Pests or rodent habitats in building envelope

7
Picture worth a thousand words
The side of this house appears very normal in the
visible image. However, the IR image reveals a
warm spot between the first and second floor.
Further investigation revealed that the vent for
the downstairs bathroom had been covered by the
contractor who installed vinyl siding and forgot
to reinstall the vent duct. The presence of
moisture inside the walls greatly increases the
potential for mold and mildew damage.
8
1000 More words
  • Water damage located in building envelope,
  • unnoticed until inspection.
  • Cause leaky dish washer connection located 3rd
  • floor apartment.

9
Energy Loss
  • Major heat loss from concrete block basement.
  • 8 C temperature difference
  • Cause no insulation

10
Electrical Inspections
11
Electrical Inspections
  • Scope
  • Identify and locate all unsatisfactory
    electrical wiring connections and outlets.
  • We Inspect
  • Incoming utilities
  • Service boxes
  • Electrical receptacles

12
Fire Hazard
  • Electrical service panel.
  • Problem breaker keeps tripping due to excessive
loads over loaded wires and breakers.
  • Solution have a qualified electrician rebalance
identified loads and upgrade wiring immediately
before disaster happens. (this was a do it
    yourself job gone wrong)

13
What happened?
  • Fuse type service box
  • Problem B-phase fuse inactive loading all of the
    current onto A-phase.
  • Solution replace fuse and repair connection.

14
Simple fix for a possible disaster
  • Service Box
  • Problem loose connection causing arcing and
  • possibly a fire.
  • Solution tighten connection lug.

15
Outlets, Outlets, Everywhere
Many houses have wiring that is substandard and
potentially hazardous. The example above is a
wall socket that was popular in the 70s. The
quick connect design feature has resulted in poor
connections as the materials have aged.
16

  • If trouble conditions exist, this allows you to
  • visualize the damage and make first hand
    financial
  • decisions on the approach You would like to
  • takeRepair or Replace?

Leaky Roof (2 views of the damage)
Water leakage into attic above garage

20
Previous Slide (2 views)
  • The previous slide is of a roof leak that is
    expanding
  • its damage.
  • Water marks are not present on the ceiling below
  • because the leak is fairly new.
  • Avoid water damage appearing on finished
    ceilings, walls, and floors.
  • Question
  • Can you save money with repairing instead of
    replacing a leaky roof?
  • Answer
  • YES Thousands
