Managing Methods and Materials
  • Upstream
  • Site selection
  • Design
  • Contract method
  • Project plan
  • Schedule
  • Resource availability
  • Downstream
  • Inspections
  • Testing
  • Project audit
  • Completed project

4
Site Layout
  • Delivery routing
  • Lay-down areas
  • Parking areas
  • Security fences
  • Control of public access
  • Storage trailers
  • Office trailers
  • Temporary utilities

5
Site Layout
  • New, open land (Greenfields) sites have more
    flexibility
  • Redevelopment (Brownfields), remodeling, addition
    sites have limited flexibility
  • Central business district high-rise office towers
    have no lay-down areas
  • Availability of lay-down and circulation areas
will affect other decisions (procurement, make
    vs. buy, etc.)

6
Equipment Selection
  • Equipment type
  • Equipment size and capacity
  • Equipment quantities
  • Safety (wind, indoor exhaust, hand signals)
  • Minimization of downtime (equip. sharing)
  • Maintenance
  • Allocating equipment time (controlling
    contractor)

7
Material Handling, Storage, Protection
  • Storage trailers
  • Offsite storage
  • Security
  • Other protection (sun, weathering, etc.)
  • Coordinating deliveries
  • Allocating lay-down space
  • Inspecting deliveries
  • Minimizing handling

8
Material Handling, Storage, Protection
  • Material handling, storage, and protection is
related to site layout and equipment
  • For instance, a tight downtown site will have to
pick and place on delivery, so material will be
stored offsite and scheduled for delivery just as
    needed
  • If equipment is also limited on the site, you may
have to go to night stocking and split shifts,
    among other options

9
Onsite Fabrication vs. Modular Units/Panelization
  • Cost
  • Schedule
  • Compliance with specifications/design intent
  • Compatibility with weather conditions
  • Compliance with codes
  • Compatibility with local labor climate
  • Control of quality

10
Onsite Fabrication vs. Modular Units/Panelization
  • The decision re onsite versus offsite fabrication
should be made early in the project life cycle
  • Therefore, the decision is more typical in
design-build or CM at risk, where contractor
input is available early in the project life
  • If you build it offsite, make sure you can get it
there (overpass clearance, lane width, load
    limits)
