- The 504 Loan is a combination of two loans
involving MO-KAN Development, INC. and a private
lender of the borrowers choice.
9From the Third Party Lender
- 50 of the total project costs is financed by a
lender of the borrowers choice at the rates and
terms of the lender - The rates can be fixed or variable
- The loan term must be at least 10 years
10 From MO-KAN
- 30-40 of the total project costs is financed by
MO-KAN and guaranteed by the SBA - The loan term is fixed for 20 years.
- Rates are below the current market rate.

- 10 of the total project costs is injected by the
borrower - For a start-up business the injection is
increased by 5 - If the project includes a single purpose building
the borrowers injection increases another 5

(CDC) authorized by SBA to package 504 loans.

a net worth of less than 7 million and average
net profits after taxes cannot exceed 2.5
