- The Vineyard is a mixed use development project
that consists of several parts - Bear Lake Subdivision, Kansas Heritage Park,
Matrots Vineyard, and Matrot Castle. - The overall goal of the development project is to
have a destination place in Topeka, KS, to
promote Kansas heritage with such unique anchors
as the Matrot Castle and the original Vineyard,
to develop an upscale community with unique
landscapes and architecture and to establish a
heritage market that will feature Kansas products
and services. -
- The developer's efforts have been to bring back
the legacy of such historical significance in the
form of revived tourism, sales and public
interest. All the adjoining developments are part
of the unified effort to create a unique,
unmatched lifestyle center for the residents,
onlookers, and tourists. This center will serve
not only as a destination place for leisure
activities, it is planned to become an
educational tool for children, teenagers and
college students where they can learn about their
history, practice their skills and apply their
knowledge through internships, tours, various
holiday celebrations, and casual visits. -
3The Vineyard Matrot Castle
- Matrot Castle is the most unique attraction in
Topeka and surrounding areas. - Seraphin Matrot was a French refugee who came to
Kansas in the late 19th century escaping from
political prosecution. He built his castle in
Topeka as a replica of his original house in
France. Many stories, mysteries, and facts
surround the Matrot family. Matrots unmatched
legacy that he left for all the Kansans was his
Vineyard and his efforts to cultivate a piece of
France in the remote Kansas valley. His original
Vineyard consisted of 20 acres which is currently
represented by Matrots Vineyard, a residential
subdivision. - Today Matrot Castle stands out as a unique
attraction in the community offering tours, wine
tasting and fundraising events for private groups
and organizations. In its early stages of
development, the Castle has already been a host
for Nancy Boydas fundraiser with Governor
Sibelious in attendance, Halloween celebrations
with audiences of 600 people, Russian and
Armenian Rotary Delegations, and other. The
Matrot Castle has been featured in the 2007
Topeka Beautification Tour of prominent gardens
in Topeka. - More than 800 grape vines have been planted
around the Castle and adjoining developments in
an effort to create the actual Vineyard
environment. In addition to wine tasting, grape
juice and wine making, the Matrot Castle is
planned as the only place to represent all 15
Kansas wineries in one location.
4The Vineyard Matrot Castle
- EXCERPTS FROM HISTORY
- The Matrot family had experienced more than their
share of terror, torture and persecution before
fleeing France to the asylum of the rolling hills
of NE Kansas. They built their castle and
vineyards only to be caught up in early
prohibition movement requiring a physicians
prescription to buy their wines. They were
accustomed to adverse odds and persevered despite
their history of hard times, a language and
customs barrier. The Matrot family purchased
their land and started their castle in 1883. - In 1827, Wilhem Hauff wrote Wine Ghosts of Bremen
in Stuttgart, Germany. Though before Matrots
time, the story declared that vintners and wine
drinkers came back after death to discuss both
wine and politics and to watch over and guard the
vineyards and wine making. There is lots of
evidence that Seraphin Matrot may have read that
book. While no one has seen wine ghosts (jui
kius) imbibing reds and whites in his castle,
someone or something watches over the castle and
grounds.
5The Vineyard Kansas Heritage Park (KHF)
- KHF is a mixed use PUD with the following uses
- Commercial, Office and Institutional,

- Total Area 8.75 acres
- Comments Proposed plat includes 18 3-story mixed
use buildings with 2400 per floor and a water
feature in the center (ice skating rink,
fountain, other). Zoning uses are planned as
follows retail for the first floor, office for
the second floor, loft apartments for the top
floor. Other sizes and combinations are possible. - Description KHF is an open air mixed use
development that offers a unique experience of
urban living in a town square and main street
environment as found in small Kansas communities
in the early 1900s. The development is enhanced
by the old brick streets, street lights,
landscape, gates, water features, the vineyard
and proximity to Matrot Castle. All buildings
will resemble the castle and match in
architecture an style.

10The Vineyard Winery and Vineyard
- Seraphin Matrot was a winemaker in a France and
he brought his mastery and skills to remote
Kansas. He built the Matrot Castle by hiring
local Indian labor and paid them with wine.
Today, the Matrot Family still operates its
vineyards in France. - The Matrot Castle and Vineyard, LLC has been set
up to restore the winery and make it a tourist
attraction and a unique business opportunity.
Grape vines have been planted and the first
harvest is expected this fall. The Matrot Castle
and Vineyard, LLC is working with Kansas State
university, local community, and local wineries
on developing the business plan and investment
packages for interested investors. - The wine museum in the Castle Wine cellar is
being established in cooperation with the Grape
Growers Association of Kansas. The goal of the
Matrot Castle and Vineyard is to represent all of
the wineries as part of Kansas Heritage Market.

state, governmental, and business offices.
Topekas population within the city is 121,946,
Topeka MSA (five counties) is 229,075. (Census
Bureau, 2005 Census Quick Facts) - As I-70 goes through the city, it conveniently
connects neighboring cities and towns. - Estimated taxable sales in Shawnee county for
2006 were 2,189,748,858.
