What is a Greenfield site?
  • Greenfield sites are areas of land surrounding
    urban areas which have never been developed.
  • Main examples of Greenfield sites are countryside
    and reclaimed land.
  • The land can be used mainly for residential,
    commercial, or recreational uses, as a
    transportation link in a network, as an
    industrial region, or as a sewage/landfill site.

Benefits and Problems
  • Advantages
  • Hong Kong Disneyland will attract millions of
    tourists a year, create jobs and bring business
    and improve the economy in general.
  • The theme park has the potential to provide Hong
    Kong with a net economic benefit of up to 148
    billion over 40 years.
  • Over 5 million will visit the park in the first
    year, with this figure rising gradually  to
    around 10 million a year after 15 years.
  • About 18 400 new jobs are expected to be created
    directly and indirectly on opening, rising to 35
    800 over a 20 year period.
  • Around 6 000 jobs are expected to be created
    during the construction of facilities for Phase I
    of Hong Kong Disneyland. In addition, some 10 000
    jobs are expected to be created by the land
    reclamation and other infrastructural works
    funded by the Government.

  • Large amounts of pollution will be created with
    the reclaimed land.
  • Countryside will be destroyed by transportation
    links
  • Other projects such as old age homes have lost
    priority, and will now take much longer to build.
  • Problems with influx in mainland visitors
    bringing poor unsanitary habits with them ie
    smoking in non smoking areas, spitting, urinating
    in flowerbeds, walking barefoot around the park
    etc.
  • Several species of fish and birds were killed,
    affecting fishermen and other small businesses
    reliant on these species for survival.

Conclusion
  • The factors that led to Disneyland being built in
    Pennys Bay were justified, with greater
    development space, cheaper land etc.
  • Despite this and the economic benefits of the new
    park, the government failed to see environmental
    hazards with the creation of Disneyland.
  • There were also particular problems with mainland
    visitors overcrowding the area and also failing
    to observe proper behaviour in the parks, causing
    more problems environmentally.
  • Disneyland is currently undergoing development
    for the creation of 3 more themed parks by 2008
    (rumored).
