- One of the most impacted communities by
foreclosures and subprime lending. - Three of the most impacted four zip codes in the
State of Idaho are within Nampa, 83686, 83687,
and 83651
3Funds
- City of Nampa receive 3.6 million in funding
from IHFA to administer within the City limits of
Nampa. - Acquire and rehabilitate approximately 55 housing
units before end of program.

- Acquire rehab for resell
- Acquire rehab for public housing
- Acquire rehab for domestic violence victim
housing - Acquire vacant lot or substandard units for demo
for new construction with non-NSP funds

- Execution of Contract did not take place until

9Rehabilitation Process
- Established Qualified Contractor Registry
- Solicited qualifications in spring 2009 and will
again in winter 2009. - Partners must obtain 3 bids from registry
- Partners can only contract with those on list
10First Look Program
- Interested parties sign up to be notified by
e-mail of property acquired - Review property information drive-by
- If ready to buy, contact for access at property
prior to construction and limited access during
construction - Can sign pre-purchase agreement to allow cosmetic
customization ADA modification
11Exit Strategy
- Properties unable to be absorbed by the market
for sale will be deeded for use as community
rentals to either - Nampa Housing Authority for Public Housing
- Nampa Housing Finance Corp for housing for
Domestic Violence victims

- Bank has accepted offers on 9 housing units
