  • Major Goals/Objectives for 2004
  • Increase membership by 20
  • Membership increased by more than 18, the
    largest increase in our chapters history while
    our Chapter Candidate membership increased from
    77 to 88. As of November 2004, we had 338
    members.

  • 2) Promote and place greater emphasis on CCIM as
    a networking organization.
  • Doubled the number of networking and social
    functions from the prior year to 10, not
    including monthly lunches.
  • Provide increased/enhanced membership benefits
  • This was done in a number of ways, such as the
    REDNews alliance, resume writing workshop,
    Broker Estate Building Course, to name a few.

  • Greater promotion of the CCIM designation
  • We did several joint functions with other real
    estate organizations in order to promote the
    designation to new groups not already familiar
    with CCIM. We used other methods such as The
    Broker Estate Building course co-sponsored with
    the S.E.C. to promote the designation as well,
    and was a huge success with 70 in attendance.
    More examples are in the presentation which
    follows.

  • Full enrollment in all CCIM Courses 60 for CI
    101 in December.
  • Attendance at all of our courses was up over
    last year. We had full enrollment at all but one
    class. We had 54 students for CI 104, our last
    class of the year.
  • Expand participation in all committees.
  • Each Chair/Co-Chair was asked to recruit their
    committee members. Tied in with Out Reach
    Program. See presentation that follows.

Networking Chapter Meetings
  • Fourteen membership functions were held to
    provide local members an opportunity for
    networking and were designed to keep members
    up-to-date on the happenings within the real
    estate industry. Average attendance at the 2004
    luncheons reached 94, and in total our events in
    2004 were attended by over 2,200 people.

As a new initiative for 2004, our Chapter held an
attendance drawing at our monthly luncheons. All
members were entered into the 100 drawing at
each luncheon. If the member whose name was drawn
was not in attendance, that months prize rolled
over and was added to the next months 100
drawing. This new program was advertised through
emails and on our luncheon flyers and Investor
Newsletter. The initiative had the desired effect
of increasing attendance while one member won a
400 drawing at the July luncheon.

Scholarship Program
  • In recognition of contributions to CCIM both
    locally and nationally, our 2004 Board of
    Directors voted to fully fund the local chapters
    portion of an endowed scholarship in the name of
    Pius K. Leung. We were the first chapter to
    fully fund one of the 10 national scholarships
    matched by the National Institute. This
    scholarship was announced at Mr. Leungs
    installation gala in Indian Wells, California in
    October 2004. The first award recipient for this
    new program was Danny Tran.

Scholarship Program
  • In addition to the National Scholarship
    donation, our board voted to develop a local
    scholarship program of our own. Although the new
    program was discussed throughout the year at most
    of our board meetings, we did not finalize the
    program until October 2004. This local
    scholarship will be an annual award to pay the
    full tuition for any core course other than CI
    101. Qualification is based on local chapter
    involvement and demonstration of a commitment to
    the commercial real estate industry. Applications
    circulated shortly after the program was approved
    by the Board of Directors and the winner of the
    first locally funded scholarship was Marshall
    Davidson.

Scholarship Program
  • Each year we have the distinct pleasure of
    participating in the National Education
    Scholarship program by awarding two CI 101
    Scholarships. In September, we advertised the two
    available scholarships to over 300 potential
    recipients and received ten applications. Our
    chapter awarded these scholarships to two local
    brokers who have shown an interest in the
    designation, Eric Walker and Brian Hanley.

  • Once again we awarded a Texas AM Real Estate
    student a CI 101 Scholarship.
  • We also honored 4 other National Scholarship
    winners in our CI Courses in 2004

ANNUAL FORECAST COMPETITION

Annual Forecast Competition
  • Held on February 26th, the Eleventh Annual
    Commercial Real Estate Forecast Competition
    boasted over 400 attendees. At the event, ten of
    Houstons top brokers, developers and owners
    competed to see who could best forecast the
    performance of the office, industrial, retail,
    multifamily and land markets during 2004. Along
    with the competitors, the very well-known Dr.
    Mark Dotzour, Chief Economist for the Texas AM
    Real Estate Center, was our keynote speaker.

Annual Forecast Competition
  • To assist with event promotion, our Chapter
    obtained free advertising from the Real Estate
    Directory News, a commercial real estate monthly
    publication and the Houston Business Journal. We
    also developed numerous flyers and email
    promotions to keep the real estate community
    informed of this event. Four weeks prior to the
    event, a registration brochure was mailed to over
    2,000 local CCIM members, brokers, asset
    managers, appraisers, and real estate developers.

Annual Forecast Competition
  • Houston Title, a CCIM Partner, sponsored a
    portion of the event at a cost of 5,000. Another
    2,500 sponsor, Union Planters Bank was confirmed
    as our breakfast sponsor.
  • In addition to the substantive presentations,
    the event also included goodie bags from more
    than 10 CCIM Partner. Our inaugural issue of our
    60-page glossy magazine was distributed to all
    425 attendees and included valuable forecast
    information for members and nonmembers alike. One
    of the more popular benefits of this event is the
    four hours of mandatory Continuing Education
    credits received by all in attendance.

  • Early in 2004, our Chapter President envisioned
    a function that would educate our members about
    the commercial real estate opportunities along
    the recently opened Mail Street Rail line while
    also providing a networking and social function
    for our members. The working name for the event
    became Margaritas on Main Street. In an effort
    to promote the designation and expand the
    influence of our organization, it was decided to
    ask the Urban Land Institute to do this with us
    as a joint function.

Margaritas on Main Street
Transit Oriented Development (TOD) is a new
concept for Houston and a type of development
encouraged by the ULI. Although the event had a
fun name, the promotional flyers boasted that it
was a look at commercial real estate
opportunities and activity along the rail line.
These included joint development opportunities
with Metro, private sector developments and
properties available for sale or lease.

Margaritas on Main Street
  • It took months to confirm the speakers, which
    included the Chairman, CEO and the Executive Vice
    President of Planning, Engineering Construction
    for Metro. We were even provided with a private
    rail car to tour the rail line by the more than
    150 people in attendance from the real estate
    industry including brokers, architects,
    developers, title companies, and investors.

Margaritas on Main Street
  • Everyone in attendance received a packet that
    included a rail pass, nametag, drink tickets for
    venues along the rail line and a CD ROM
    containing resource information, including maps
    linked to property flyers and presentations, news
    articles and links to relevant web sites. This
    CD was probably the most beneficial to our
    members and provided them with a valuable
    resource. A copy of this CD accompanies this
    presentation.

  • Our aggressive marketing throughout the year
    resulted in an 18 increase in Chapter
    membership, which is the largest increase in our
    Chapters history. As our historical numbers
    show, our largest increase occurred with local
    Associate Members with a very strong increase in
    Candidate members. The pipeline of Associates
    will hopefully result in more Candidates and
    ultimately more designees.

  • This increase was partially due to a new
    one-page membership application, which we created
    by our Membership Committee Chair in January
    2004. For years our chapter had used a
    three-panel brochure as a way to promote itself.
    However that promotion did not lend itself to
    email or even a quick read.

We felt members needed something that was more to
the point and which listed every benefit,
including those that saved members money through
chapter discounts. This one page flyer was easy
to hand out at courses and events and was less
expensive to produce.

  • Throughout the summer we used that same flyer
    to advertise half-off membership discounts to
    over 1,000 local real estate professionals. We
    gained 14 members through this campaign including
    a new CCIM Partner.

    year were priced so there was an advantage to
    being a Houston / Gulf Coast CCIM Chapter member.
    We often allowed members free entry into events
    and charged non-members. We also used our
    numerous social events as a means to promote the

    membership flyers with us to each outing.

  • We also targeted the under 30 crowd by holding
    one Young Broker event and hosting another
    social event at a trendy bar frequented by a
    younger professional crowd. At each of these
    outings, we treated potential members to
    complimentary drinks while board members
    networked with them and explained the career
    benefits of the CI courses and earning the CCIM
    designation.

  • In September, we developed another promotion
    that highlighted the REDNews alliance with
    Catylist as the CIE for the Houston area. This
    promotion included the one-page flyer and a
    letter from the president explaining the
    discounts available from REDNews if they were
    local chapter members. This directly attracted 10

  • Finally, throughout the year we distribute our
    one page calendar via fax and email, to highlight
    the many activities planned throughout the year
    and encourage increased participation. We find
    that if prospective members attend one or two of
    our events, they soon see a direct benefit to

Our Chapter is once again proud to offer the real
estate professionals in Houston an opportunity to
receive their CCIM designation without leaving
the city, thereby greatly reducing their costs.
Over the years we have seen slight increases in
attendance and by the end of 2004 we had outgrown
our donated facilities, which typically only seat
36 students.

The final months of 2004 were spent touring a few
locations so that our courses could relocate to
bigger facilities to accommodate the increase in
class sizes. Following is the list of courses
offered by the Houston / Gulf Coast Chapter in
2004 including attendance numbers. Our
educational year and course marketing was
extremely successful in 2004 and resulted in a
net profit of 34,000.

The increases in course attendance could be
attributed to several factors including the fact
we bring in excellent instructors, visit students
each day, bring in refreshments, and encourage
them to bond and network with each other.

For most courses, our Chapter hosted social
gatherings in conjunction with our classes to the
class as a way for students to mingle with
Chapter leadership. This was a great stress
reliever for the student and added to the

  • To assist members who already have the CCIM
    designation but desire advanced education and
    continuing education credit, we jointly sponsored
    a 15 hour MCE course with the Society of Exchange
    Counselors entitled Broker Estate Building,
    which focused on making the transition from
    broker to principal in commercial real estate
    transactions.

    to our members who wish to make this transition.
    This event was attended by 70 participants.

  • In 2004 our Chapters Candidate membership
    jumped from 77 to 88. Several initiatives were
    taken to keep Candidates informed. Below is an

    deadlines and exam schedules

Follow up emails and Good Luck phone calls were
made to each candidate prior to their travel. At
the pinning ceremony, our Chapter awarded Houston
sporting memorabilia, a CCIM writing pen, and
their prestigious CCIM pin. (A chapter membership
application was also given out.) Our chapter
recognizes all designees in Chapter newsletters
and at the luncheon following their successful
pining ceremony.

Newsletter
Our Chapter newsletter, the CCIM Investor, was
printed and distributed to over 350 members and
also used in membership recruitment packets
throughout the year. Prior to 2004, we published
an electronic version that was emailed. The
decision was made to go back to a printed version
as it was felt it was more effective. The
newsletter announces upcoming luncheons,
educational programs, and networking events.

Our Haves and Wants, publication is an
electronic newsletter distributed by the CCIM
Chapter as a service for members. In this
publication, which averages 4 pages, members
share their property listings and needs. In 2004,
our Chapter reformatted the submission process in
an effort to increase member entries into the
publication that is read by nearly 250 real
estate professionals in the Houston and
surrounding area.

CCIM Partner Program
The Partners of CCIM Program began in 1996 and
has continued throughout 2004. This innovative
program was designed to provide a source of
non-dues revenue to the Chapter to help defray
administrative and program costs. The Chapter
has capped the number of Partners at 25 and has
been successful in maintaining these Partners.
The Partners dues remained at 1,500 per year.
Each year Partners receive numerous exclusive
benefits for their

membership, such as being the premier sponsors of
our Annual Forecast Competition, complimentary
advertising, free listings in the Chapter
newsletter each month, and the roster each year,
and they are the only service providers allowed
to participate in CCIM Chapter events. The

maximum exposure for their dollar and to assist
our members with the success of their business.

    Appreciation breakfast with the partner
    representatives and Chapter leaders. This is a
    casual way for our chapter to receive feedback on

At the start of the 2004 year, our Chapter
continued a marketing campaign to increase local
membership of CCIM Candidates, Designees, and
other individuals in the industry who are not
currently chapter members. This program included
several purchased ads, a CCIM Makes You Money
ad campaign, and It Makes Dollars and Sense to
Join CCIM ad campaign, increased email mailings,
a member recruitment mid-year discount, and an
improved member benefits brochure.

Tradeshow Participation
In April, the Chapter participated in the
Houston Association of Realtors/SIOR Commercial
Real Estate Expo. Chapter volunteers and leaders
manned the booth to promote the designation,
local and national courses, and local Chapter
programs. This event was attended by 3,000 real
estate professionals giving our organization
significant exposure in the industry. We also
collected potential member business cards at the
event and entered them into a nonmember database
for future marketing.

  • In an effort to remind CCIM Members of the
    value of earning the distinguished CCIM
    Designation, our Chapter sent out faxes that
    promoted the organization, its benefits and the

Industry and have maintained those relationships
on an ongoing basis throughout 2004. This
Publishing Partner program commemorate trade
agreements with several local publications. The
Publishing Partners include the Houston Business
Journal, Blacks

Positive Image Photography, Absolute Productions
and other major publications. In exchange for the
Publishing Partner status, the CCIM Houston /
Gulf Coast Chapter receives tremendous exposure

over 15,000 annually. The total circulation for

and the Forecast Competition.

Coast Chapter has developed a special
relationship with our local business weekly. The
Houston Business Journal (HBJ), a Publishing
Partner of CCIM, provided the Chapter, at no

Forecast Competition and our membership campaign
as well. This publication reaches over 100,000
business professional in the Houston area. The
publisher of the HBJ also attends CCIM social
events on a regular basis.

this new partnership, we were allowed to

  • At the inception of 2004, our Chapter had its
    own web site, as well as the CCIM Institute web
    page. Each site featured our current calendar of
    events and educational offerings, as well as the
    Chapters leadership and links to our Partners

    Chapter discontinued with the use of our own site
    and migrated completely to the Chapter site on
    CCIMNet.

Technology Efforts
The Real Estate Directory News(RedNews), has been
a Houston Chapter Publishing Partner for years.
At our urging, REDNews was encouraged to approach
Catylist to explore the potential for obtaining a
CCIMNet franchise and becoming the Houston area
CIE Manager.
A great effort was put forth by our chapter
president to iron out issues and communicate with
each party to assist with modifications made
specifically for REDNews prior to its launch.

As the new product developed, Catylist was
allowed to make an announcement of this strategic
alliance to the 400 attendees at our Forecast
event . We also distributed information to
members to assist with Beta testing of the
REDNews site and secondly, highlighting the cost
benefits for Chapter Members.

staff for entering and maintaining property
listings for all local chapter members as well as
significant discounts on other REDNews marketing
products. Through these efforts, over 5,000

Community Service
At the inception of our 2004 year, the new
President Ed Taravella encouraged the chapter to
take on Community Service efforts in addition to
the other fine programs of the Chapter. The
community service efforts of our chapter included

Holiday Toy Drive The toy collection program
would benefit children affected with Cystic
Fibrosis. Members were asked to send either
monetary donations to be used for toy purchases
or to bring actual toys, games, books, and
stuffed animals to our December holiday Party. We
collected nearly 300 towards toy shopping and an
entire car load of gifts for the children. Over
25 members participated in this drive.

Community Service
Cell Phone Drive Knowing that real estate
professionals change cell phones frequently, we
decided to hold a cell phone drive, benefiting
the Womens Crisis Center. Verizon Wireless
would accept any cell phone and would them
refurbished and activated so they can be used in
cases of emergency.

These phones were then be donated to abused women
and children to use to call 911 in attack
situations. Over 30 members participated in this
drive, resulting in nearly 100 phones donated for
the cause.

  • Houston Livestock Show and Rodeo Sponsorship
  • Once again, our Chapter underwrote 2,000
    towards a Houston Livestock Show and Rodeo (HLSR)
    Bar-B-Que Booth along with other commercial real
    estate industry companies and organizations. The
    HLSR event proceeds benefit numerous childrens
    scholarship funds and assists local agriculture
    students with valuable awards to help them attend
    college.

booth, which was manned by over 40 CCIM members
for a total of three days, also served as a great
networking event for our members and a excellent
way to promote the designation.

  • The Houston Livestock Show and Rodeo is one of
    the Southwests largest charities, benefiting
    more than 1,500 young Texans each year. Since the
    inception of its scholarship program in 1957,
    The Show With a Heart has committed almost 100
    million to Texas students and colleges.

Donation to Oaks at Rio Bend At our May luncheon,
our guest speaker was Tom Delay, who started a
local charity called Oaks at Rio Bend which helps
house abused and neglected children. As a show of
support for this worthy cause, our Chapter made a

  • 2004 marked the tenth year with a full time
    administrative staff to handle the day-to-day
    operations of the Chapter. These two part-time
    contract employees responded efficiently to
    member requests, as well as inquiries regarding
    membership, education, monthly meetings, and
    various administrative issues.

This assistance has allowed the Chapter
volunteers to successfully provide professional
and timely programs and education as well as
outstanding member service. One administrator
attended the CCIM Capitol Hill visit with Chapter
leaders in April and both staff attended every
Chapter function throughout the year.

  • For the second year in the Chapters History
    our Chapter had the ability to establish a line
    of credit with Chase to obtain a Chapter credit
    card. This will allow greater flexibility for
    course expenses. The ability to obtain credit is
    due to a very successful financial year with an
    active Chapter Treasurer.

Our Chapter held 11 Board Meetings throughout
2004, which resulted in many of the Chapters
successes in membership growth, community
service, networking opportunities, communication,
and more. In October of 2003, in preparation of
the New Year, Chapter President Ed Taravella held
a planning session.

  • Administratively, one of our strengths within
    our organization is the involvement of our former
    presidents. Our Chapter waives local membership
    dues to former Presidents in exchange for their
