3FROM 1 OCTOBER 2008 ALL TENANTED PROPERTIES
WILL REQUIRE AN EPC
IT MUST BE GIVEN TO THE TENANT
4A FEW FACTS The first time an EPC must be
produced is when a new tenant moves in. The rules
will not apply to lease renewals by sitting
tenants. EPCs on rental properties may last for
up to 10 years. There is no requirement for a new
EPC to be issued if landlords upgrade their
property in line with EPC recommendations.
5WHY DO I NEED AN EPC?
- Tenants will be pleased to learn that those
landlords failing to supply an energy performance
certificate (EPC) will face "considerable fines". - That is the warning issued by the National
Landlords Association (NLA) who has said that
from October the total amount OWED from UK
landlords could exceed 500 million. - Renters will benefit from the certificates which
require landlords to provide details of the
energy efficiency of property and its
environmental impact. - Properties that comply will have lower fuel bills
which are "more attractive to cash-strapped
renters", the NLA said. - Commenting on the imminent launch of EPCs, David
Salusbury, Chairman, NLA, said "Many landlords
across the country are already investing in
energy saving measures in response to a growing
market demand for environmentally-friendly
properties."
6SOME INCONVENIENT TRUTHS In the long term
landlords will benefit from a higher energy
performance rating and increased value when the
property is sold on. Once tenants get used to
EPCs, they will make the connection between a
high energy rating lower fuel bills.
7WHAT DOES AN EPC ENTAIL A 30-60 minute visit to
the property (acc or not) Data collection by the
DEA of Space Water Heating Lighting
Windows Wall Roof Insulation Property
age , type dimensions
8- WHAT DOES AN EPC ENTAIL
- This DATA is then entered into a Government
computer - programme called RdSAP and produces 2 ratings
- ENERGY EFFICIENCY RATING
- ENVIRONMENTAL IMPACT RATING
- Both of these are graded from 1-100 A-G
- i.e. E51 / E47
