INTRODUCTION
  • What is a Automated Valuation Model (AVM)?
  • It estimates the value of the property based on
    property characteristics, comparable sales and
    historical data of the property. It simulates a
    traditional appraisal.
  • AVM is automated, which takes seconds to generate
    an estimated value versus manual appraisal, which
    takes days to complete.
  • Who uses a AVM?
  • An appraiser uses an AVM to make sure his
    appraised value for a property is reasonable.
  • A Lender uses an AVM to make sure the stated
    value of the property that comes from the
    broker/consumer/appraiser is accurate.

  • Fully embedded in MCL system
  • Integrated ordering and billing
  • Available on Settlement Services Worksheet (SSW)
  • Rating System
  • Confidence Score Indicates how robust the data
    that was used to calculate the value.
  • Hit Rate The number of delivered valuations, as
    a percentage of the total number of valid
    properties submitted to the system for analysis.
  • Order Single or Multiple AVMs with one click
  • Order a different AVM if the previous AVM orders
    returned a no hit.
  • Order multiple AVMs for one property. Users can
    pick which AVM they want to use for the loan,
    it's usually the report with highest appraised
    value.

AVM PROCESS
  • Log into MCL system
  • Enter Property Address
  • Select Order Options
  • Select Providers PASS, CASA, and HPA.
  • Rollover check Stop on First Hit
  • Batch uncheck Stop on First Hit
  • View AVM report(s)

AVM INTERFACE
  • After logging in, click on the Order tab.
  • Under the Automated Valuation Models section,
    click on the Order AVM link to order new AVM(s),
    or click on the Find AVM link to view an existing
    AVM report.

  • Enter in the Property Address (no dashes)
  • Select Provider(s)
  • Click the Submit button

Product will display which provider the AVM came
from. Click on the View Report to display the
report.
Click on the View link next to each AVM to
display the report. Click on the View Report
button to display the report with the highest
estimated value.
