Title: Lighting Maintenance

1
Lighting Maintenance Group Relamping
2
Objectives of this Presentation
  • Gain an understanding of the concept of Planned
    Lighting Management
  • Learn how the key to managing lighting costs
center on managing the energy required to run the
    system
  • Learn what Maintenance and operations procedures
    should be considered

3
Planned Lighting Management
  • Planned Group Relamping
  • Regular Fixture Cleaning
  • Regular Inspections Insuring Lighting is Kept in
    Top Condition
  • Insuring Appropriate Maintained Lighting Levels
    for the Tasks Being Performed

4
Planned Group Relamping
  • The process of changing all lamps at a
pre-determined time based on total hours of
operation rather than changing lamps individually
    only as they fail.
  • Typically all reflective surfaces of lighting
fixtures are also cleaned during a group relamp
    to maximize fixture efficiency.

5
Lamp Mortality
When will lamps fail?
6
Typical Average Rated Life for Various
Fluorescent Lamps
7
Planned Group Relamping- Why?
  • All fluorescent lamps have a predictable rated
    life
  • At 60 of rated life only 3 will fail
  • At 70 of rated life 9 will fail
  • At 80 of rated life 18 will Fail
  • At 90 of rated life 32 will Fail
  • At 100 of rated life 50 will be burning and 50
    will not

Spot Relamping is More Expensive Than Group
Relamping
  • Someone must report the lamp out
  • A work order must be generated
  • Someone has to go to the site
  • The lamp must be changed
  • The lamp must be disposed of
  • Ladders and equipment must be stored
  • It often takes 20 to 45 minutes to change a
    single lamp using this method

15
Benefits of Group Relamping
  • Lower Labor Cost
  • One Maintenance man, working alone, changes a
lamp in an average of 20 minutes. If he earns
15.00 per hour his labor cost is 5.00 per lamp,
NOT INCLUDING THE COST OF THE LAMP ITSELF.

16
Benefits of Group Relamping
  • Lower Labor Cost
  • More Light
  • Full change-out to better color lamps
  • Full change-out to energy saving lamps
  • Fewer work interruption
  • Fewer un-replaced burnouts
  • Cleaner fixture appearance
  • Less lamp stocking

17
Lighting Levels Decline .....
  • As fluorescent and HID lamps age they get dimmer
  • Lumen Depreciation of 20 or higher is common in
    fluorescent and HID lamp types
  • Dirt buildup on lamps, reflective surfaces and
prismatic lenses traps light and reduces
    effective illumination
  • Planned group relamping and regular fixture
cleaning insure you are getting all the light you
    are paying for !

The Real Cost of Light
  • Users often focus on the cost of lamps feeling
that if they can control lamp cost they have
effectively controlled the cost of lighting

22
The Real Cost of Light
  • They are often surprised to learn that lamps are
the least expensive component of operating a
    lighting system !

23
The Real Cost of Light
  • Lamps typically represent only 3 of the total
cost of operating a lighting system

24
The Real Cost of Light
  • Labor typically accounts for 6 of lighting cost

25
The Real Cost of Light
  • Ballasts typically average 6 of total cost as
    well

26
The Real Cost of Light
  • The energy required to power a lighting system
represents 85 of the total cost !
