Coonoor Estates
Coonoor Estates has over two decades of
experience in developing luxury homes and gated
communities in Coonoor. With over a hundred acres
and several houses delivered successfully, it
has played an important role in
establishing Coonoor as a leading destination for
second and holiday homes.
These include Sanctitea, Serenitea and Solitude
in Drumella as well as the flagship Adar
development in Bandishola. It has also developed
layouts in Brooklands, Adadi, Attadi, and
Gurensey. All our communities are in the heart
of Coonoor and within a 10 minute drive of
Bedford and Sims Park.
The communities employ sophisticated practices
for water harvesting and management, waste
management and disposal etc. and the company
works closely with its residents even after
handover to support and continuously improve
infrastructure as well as management practices.
As a pioneer in the creation of ecologically
sustainable layouts and responsible urban
planning in the Nilgiris, Coonoor Estates has
focused on gated communities in Upper Coonoor.
Coonoor Estates also brings the same rigour and
standards to the design and construction of
houses. It has worked with established
architects as well as young talent to build and
deliver homes that combine world-class
design with a focus on minimising the ecological
footprint by limiting slope correction and
building along existing contours, by using local
materials and labour where possible, employing
passive temperature control, etc.

Adar
Coonoor Estates
Adar was the first gated community project
undertaken and is now one of the most
sought-after neighbourhoods in Coonoor.
Located away from the bustle of the town centre
but under 5km from central landmarks such as
Sims Park, Adar is ideally located for those
looking for peace and quiet but with easy access
to amenities.
Developed with a view to maintaining privacy as
well as a sense of space, it is a deliberately
low-density development with large plots that
typically measure half an acre or more.
Plots also enjoy some of the best views in
Coonoor that on clear days extend hundreds of
kilometres over Wellington towards the west and
Mettupalayam towards the east.

Solitude
Coonoor Estates
Solitude is our newest development and our
largest one till date. Located in Drumella
(bordering Sanctitea and Serenitea), it is over
50 acres in size. It is bordered by dense
reserve forests, and enjoys views past Lambs
Rock and all the way to Mettupalayam on a clear
day. Plots in this development are between a
quarter of an acre to half an acre in size. The
infrastructure has been developed to a high
standard including last-mile fibre optic cables,
wide roads, and extensive investment in
long-term water sustainability.

Approach to building
Coonoor Estates
Coonoor Estates is committed to
context-sensitive architecture. This term is
interpreted holistically to apply across
architecture, design, material choices and
construction methodologies. We work with
architectural practices such as Saar, Rahul
Mehrotra, Anutosh Kanoria, Ahaladini Sridharan
and Zowa and a range of other practices that
share our commitment to exploring and pushing
the boundaries of contemporary mountain
living. Our architecture draws from local
traditions and materials and is sensitive to the
local ecology. Our houses hug the slopes to
minimise disruption to the natural geology, we
landscape using native plants to reduce our
environmental footprint, and we work with local
materials wherever possible. Our starting point
is the conviction that design, comfort,
environmental sustainability and cost cannot be
thought of as opposing objectives. Our aim is for
our houses to be both testament and embodiment.

Coonoor Estates
Located just two hours from Coimbatore, Coonoor
is a beautiful and secluded plantation town with
a landscape dominated by tea gardens and
forests.
Rainfall is moderate through most of the year
with October and November typically being the
wettest months due to the retreating monsoons.
It has an average elevation of 1,850 metres
(roughly 6,000 feet) above mean sea level and
temperatures range from 15C to 25C during the
summer months while winters are mild and rarely
dip below freezing.
The Western Ghats, of which the Nilgiris are a
part, are a globally recognized biodiversity
hotspot and home to several different forms of
birds and animals including several rare endemic
species.

70km away in Coimbatore and offers direct
flights to all major Indian cities as well as to
Singapore and the Middle East. Coonoor is also
