ABOUT US
Cobra Consulting Group is a property tax
grievance specialist. Cobra files your property
tax assessment challenge, which is called a
grievance. The grievance is to have your
property assessment reduced. If your assessed
value is reduced, you will pay less in taxes
because your taxes are based on your assessed
value multiplied by the tax rate, whether its
the county, town or school tax rate. Since taxes
are going up, you will pay more, unless you
reduce your assessment. Nassau and Suffolk
homeowners can file a grievance once a year,
which is your right to challenge the assessment
that is set on your home. The assessed value
affects your property taxes and reducing your
assessed saves you money. If you do not
challenge, you will be paying for Nassau and/or
Suffolk county and town and school tax increases,
every year. When others successfully challenge,
those who do not challenge pay even more in
taxes.

WHO WE ARE
You should not pay more than your fair share of
property taxes. Taxes are going up at all
levels. Make sure you are fairly assessed by
challenging your assessment. There is no cost to
challenge. You are protecting your rights and
making sure that you do not overpay your taxes.
When your neighbors challenge and win a
reduction, you pay more. Protect yourself and
file a grievance. There is no risk. Cobra does
all the work. There is no court appearance.
There is no home inspection. A challenge is
filed with the Assessment Review Commission. Any
settlement offer is communicated to the client.

Nassau County Tax Grievance
Cobra has created a unique model for professional
consulting services. Cobras wide range of
services includes corporate, commercial,
intellectual property, real estate, land use and
environmental consulting. Cobras model is to
provide consulting on a concierge basis so that
clients may have their outside business
requirements efficiently and effectively met
without having to retain multiple outside service
providers in an expensive and inefficient manner.
Cobra does not provide legal services instead,
Cobras model is to provide expert services that
are not legal in nature so that its clients do
not need to hire outside counsel at exorbitant
attorney rates for work that does not require an
attorneys services. Where services of an
attorney is required, Cobra refers its clients to

Long island tax reduction
Cobra provides consulting services at far more
reasonable rates accomplishing most tasks that do
not require an attorney. Business strategies,
incorporations, workouts, etc., which are all
part of Cobras services and expertise, do not
require an attorney, and therefore, we offer
efficiencies and cost savings for clients. Cobra
provides a full range of environmental services
and engineering and intellectual property
consulting, portfolio management, licensing and
evaluation and most forms of protection.
Similarly, Cobras services many real estate
matters and business consulting and strategy.
Where legal services are required, such as for
litigation, patent prosecution, securities
matters, or real estate transactions, Cobra
refers its clients to vetted legal counsel which
will effectively and efficiently provide such
legal services.

Nassau County assesses property at a percentage
of full market value. In recent years that
percentage has varied from .25 to .17,
depending on whether a challenge was filed. In
recent years, as much as 90 of the challenges
have been successful. Therefore, it is to your
advantage to challenge your assessment. Once
again, you do this by challenging the full
equalized market value represented by the total
assessment and if that exceeds the actual market
value, the property is over-assessed. For
residential properties, an evaluation of
comparable sales must be prepared and then
submitted in support of your challenge.

In Nassau County, when you timely file your
challenge by March, ARC will typically advise you
of the result and/or seek a conference to discuss
a settlement before the end of the year, but
certainly no later than March of the following
year. If a reduction is obtained, the reduction
is reflected in the final tax role set for April
1st of the following year. As such, the reduced
assessment will be reflected on your tax bills.
No tax refund is necessary because you will not
have over-paid. On the other hand, if the ARC
decision is appealed through a SCAR proceeding,
and that decision is not made before the role is
finalized, a refund could be owed to the
homeowner. In recent years, ARC has made most
decisions prior to the tax role being finalized.
