don't have different people for different tasks

- Owners have access to their statements and
tenants can make payments or work requests

- Nonpayment of rent evictions are handled by an
attorney start to finish at no additional
cost to our owners. (restrictions apply, ask for
details). - Regular Property VisitsProperties are visited
every six months. Owners will receive a detailed
interior / exterior report with pictures once per
year.
4Management Services
Property Evaluation We will view your property,
assess the condition and, if needed, make
recommendations for repairs to make the property
ready for the rental market. We will also provide
a rent range estimate and an opinion of your
propertys rent price based on our market
analysis. Vacancy Marketing We will advertise
your property on the MLS. It will also be
submitted to over fifty available property web
sites. Your property will be shown here on our
website and will have a For Rent sign in the
front lawn. While your property is vacant we can
provide lawn service and will check on your
property to make sure it is keeping its curb
appeal. We are happy to cooperate with leasing
agents. Youll find we can provide everything
necessary to find you an excellent
tenant. Applicant Screening Applicant screening
is one of the most important services we provide.
We check credit history, criminal history, rental
history and verify income. Anyone over 18 years
old who will live in your property must submit a
detailed application and meet our requirements
prior to signing a lease. Accounting Services Our
accounting system is top notch and allows you to
view your monthly cash flow statements online
anytime.
5Applicants
Start Here Before you apply make sure you read
the information provided below. Particularly our
tenant selection criteria, the sample lease and
the information on rent payment history
reporting. We report rent payment history to
Experians RentBureau giving our tenants the
ability to positively add to their credit report
when they pay on time. Also, take the time to
read the information about brokerage services and
our privacy policy. Once youve done that you can
apply online by clicking the Apply Now button
on any of our listings. Be prepared to pay the
application fees, upload a copy of your drivers
license and copies of paycheck stubs or any other
documentation you need for your application. Upon
approval you will have 24 hours to pay the
security deposit in cashiers check or money
order. If not paid we will move on to the next
