7 Apartment Renovations Not to Include in Your
Plan
2
  • If youve bought an apartment and plan to try and
sell it on at a profit, you might be considering
renovating it to make it into a truly desirable
and livable space for a lucky buyer. However,
some renovations can actually end up costing you
more money in the long run, and may not be as
wise an investment as you might at first think.
  • Below are 7 apartment renovations you probably
    shouldnt include in your plan

3
  • 1.Decorative light fixtures and fittings
  • Lighting can help sell a home, that much is true,
but dont forget that light fixtures and fittings
are subjective choices, and what may be in
fashion now, may not be further down the line.
Keep the lighting simple and not overly lavish a
buyer can easily change the lighting without
having to spend a fortune, should they want to.
  • Textured walls and ceilings
  • Some textured painting techniques can look
amazing, but if a buyer doesnt like your choice,
they may be deterred at the prospect of having to
remove it all and replace it with something they
    do like.

4
  • Eye catching colors
  • Its always best to choose neutral colors when
decorating an apartment for resale, since you
have no idea what color furniture and decorative
items the buyer will have, let alone what colors
they like. Colors that are too bright and bold
could be distracting, and again, the thought of
having to repaint the whole apartment might be
    off putting for some buyers.

5
  • A high-end kitchen
  • While it is true for most homes that the kitchen
is at its heart, remodeling a kitchen in an
apartment doesnt typically offer a high return
on your investment. Instead of spending out on a
    luxury, high-end kitchen, consider simply
replacing minor elements that might be looking
tired, such as kitchen cabinets and appliances.

6
  • A luxury bathroom
  • Remodeling a bathroom can be a worthwhile project
to undertake when renovating an apartment, but
its important not to get carried away and spend
too much money on it. Bathrooms are also very
personal spaces, and if you get your design
choices wrong, or buyers dont love the new
bathroom suite as much as you do, it could deter
    them.

7
  • Losing bedrooms
  • Even if you combine two smaller bedrooms to make
a larger bedroom, the majority of buyers
especially those with a family, or who are
planning to start one prefer more bedrooms,
over bigger bedrooms. Small bedrooms, tastefully
decorated, will typically prove more appealing to
buyers than one large, remodeled bedroom.
  • Taking out closets
  • Closet space is sacred in most homes, especially
apartments where space and storage are often at a
premium. Losing closets, even to make a room
bigger, will almost always be a mistake in terms
    of selling an apartment.
