The demand for exclusively designed houses for
Indians during the sunset years may be growing
but the swing of the issues has clearly ensured
that it has rarely met with any appropriate
supply. The builders have stayed away from all
the segments largely as although there has been
demand, numerous senior citizens remained
financially dependent on the children and thus
their approval is needed. At the same time,
various builders have not yet woken up to the
idea of the parents staying away from their
children. The builders are also not showing any
patience to see through any such project. In
fact, the concept of having separate homes for
the senior citizens was previously discussed at
the national governing council meeting of the
Confederation of the Real Estate Development
Association of India (CREDAI) in Pune,
lately. Some of the CREDAI members have not
agreed that there were senior citizens those were
ready to stay away from their children. It has
been observed that the developers need to be
aware of the fact that there is enough demand for
separate homes for senior citizens and it has to
be taken very positively. Also, experts believe
that the builders will come ahead to fulfill

demand for this very new future in the real
estate industry. Although, there have been
numerous experiments in building homes for the
senior citizens, but not all of them have met
with success. Very few builders still design the
projects especially for the senior citizens with
numerous amenities such as ramps, picnic
switches, but these are very few and far as
well. It has been observed that the developers
have miserably failed when they tried to come up
with housing projects for the senior citizens.
The major concern for the senior citizens is that
they are not willing to go to a peripheral
location due to social infrastructure and
security reasons. The senior citizens, of
course, dont take such decisions on their own as
they are financially dependent on their children
who of course would not take any risk with their
parents security and social lifestyle. Even the
loans are not available for the senior
citizens. On the other hand, there are some
projects that are successfully pulled off for the
senior citizens. Numerous projects in cities
like Bangalore, Vadodara and Pune have paid off
pretty well for the developers under the senior
citizen projects. The senior citizen housing are
specialized products and these does not take a
lot of time to construct but the developers need
to understand the demand of the senior citizens
and understand that the maximum demand is the
mid-segment apartments which costs between Rs
30-50 lakhs. As soon as the developers understand
the basic requirement of the senior citizens, in
no time its demand would increase and the
developers would earn some good profit.
