- Population Greater than 1 Million
- Location Sea Shore next to the hills.
- Climate Moderate temperate climate.
- Brief History The place started as a
fisherman's village and transformed gradually
as a shipping industry, recently developed
into an industrial and transportation hub.
The place has all the natural Beauty and
potential to become a tourist attraction - Economy Primarily depend on Industrial,
tourism and cargo transportation.
3Geographic characters of the location
- Coastal City (Sea on the East).
- Surrounded by a chain of hills.
- Natural beaches and Islands.
- South west wind direction.
- Non Seismic zone.
- Perennial river passing through the city with
chances of flooding during the rainy season. - Fertile soils as the location is a river basin.
- Good soil baring capacity to support high rise
construction.

- All the policy decisions would be in the best to
protect the environment of the city and its
surroundings. - The transit and the land use policy to be
integrated. - Encourage the development around the transit
corridor - Discourage Large businesses
- Even distribution of jobs
- Growth policy.

- The growth of the city is not allowed beyond the
urban growth boundary. - Urban growth boundary is not revised. It is a
fixed line of growth beyond which is the reserve. - The satellite towns to be developed to take the
population beyond the threshold of the growth
boundary. - Constant proportion between jobs and population
to be maintained.

suburbs where mass transit is not available with
in 10 min walk - Special design features for parking to keep them
green.

- The road layout is a star shape with radiating
roads from the city center and an outer ring
connecting the satellite towns - All major roads to be developed as Boulevards
with greenery, street furniture and separate
lanes for the pedestrians and the bikes - The number of roads to be built are restricted.
- Road expansion and road widening to be
discouraged. Alternative arrangements to be made
in the form of mass transit.

- Offices with large employment to distribute the
employees in various branches around the city.(
special incentives and taxes) - -Does not imply to the manufacturing and the
heavy industry - Large businesses to be discouraged by limitation
on the shop area. - Job opportunities to be evenly spread all over
the city.
19Parks and Gardens
- Parks and Gardens to be developed all along the
beaches. - All major parks developed for the recreation and
the tourism development to be integrated into a
network - Parks to be developed in all neighborhoods
- All the major roads to be developed in the form
of boulevards with landscaped garden strips.

- Tourism will be very actively promoted as an
industry - The beach front resorts
- Beach front development
- Recreation Centers
- Parks and Gardens
- Aqua Sports Complex
- Trekking in the surrounding mountains
- Hill resorts in the surrounding mountains would
be some of the main attractions for tourism in
the city
21Green Spaces
- The city is surrounded by the Green reserve
spaces all around. - These reserves would be developed as the national
forest reserves and farm lands preventing any
further development and sprawl by the city. - The mountains are also protected as the forest
reserves.
22Large Businesses
- Businesses which occupy the areas larger than the
----- feet will be discouraged by indirect
restrictions. - Large businesses which attract tourists would be
encouraged. - Businesses and local art to be promoted as
tourism and related industry.
23Industries
- The heavy industries will be located to the north
of the city near the port. - The light and the manufacturing industries would
be located in the various industrial zones with
in the city as per the transportation needs and
supplies. - The industrial zones are located close to the
rail lines for easy transportation. - The industries that sound and air pollutions
would be located on the outer fringes of the
city.
24Educational Facilities
- Every residential neighborhood which as a
threshold population of children would have a
primary and secondary school. - The city would have two universities, One with in
the city and the other in the satellite town of
the city. - The city would have all the other specialized
educational and research facilities that are
easily accessible from the residential
neighborhoods.
25Recreation and Sports facilities
- One sports stadium and one training facility to
be located in the downtown. - The sports facilities would be located near to
the commercial centers that are evenly spread
around the city. - The recreation facilities would be located along
the sea coast and near the places of tourist
attraction.
