most important in selling your home.
3 Be Informed.
When
getting a value on your home, ensure you are
shown all the data used to arrive at that value.
It is important that your home is priced right
and that you understand where that price has
come from.
4Think tidy, not sterile.When your home is
placed on the market, ensure it shows well. This
does not mean making it into a showhome (after
all it is your home and you have to live there
until moving day), but making sure each day it is
ready for any showings. The only personal items I
recommend you put away are small valuables and
distracting decorative items.
5Eliminate objections. Prospective buyers are
looking for reasons not to buy your home. Have
your carpets cleaned, any painting done and any
repairs completed.
6Be flexible. Showings are not done according to
a science they are at the mercy of prospective
buyers schedules. Short notice showings are
usually people who have found your home and are
excited about it.
7Be prepared.Leave your home for showings.
Potential buyers are reluctant to discuss your
home in your presence.
8Get maximum exposure. When putting your home up
for sale you want to look high and low for its
next owner. Using a realtor gives you this
exposure and more. It also gives you an expert
on getting qualified offers for your home.
9Have a strategy. Sell first, buy second or buy
first, then sell? Discuss this with a
professional as the strategy is usually dependent
on local market conditions.
10Understand the contracts. When you sign your
listing contract and then the purchase contract,
make sure you understand what these and any other
documents mean. These are legally binding
contracts.
11Promote your home. The best resource for the
marketing information on your home is you. Tell
your Realtor about all the best features of your
home and neighborhood. We are usually aware of
all the facts, but not the feelings behind them.
12Disclose problems. Do not try to cover up any
problems with your home. Discuss with your
Realtor any known problems and adjust the price
